341 <br /> <br />ship of whatever form or the petitioner shall have the right to acquire owner- <br />ship under a valid option, and this information shall be included in the sub- <br />mission. Satisfactory arrangements shall be made for the ownership of land <br />in common open space as provided in (I) below. <br /> <br />B. REQUIRED PARKING AREA. Off-street parking spaces nine by twenty feet shall <br /> be provided for residential uses in the development in the amount of two <br /> spaces for each dwelling unit, (multi-family-individual ownership) or 1.7 <br /> spaces per unit, multi-family. Required spaces may be redistributed to <br /> group parking on commonly owned land. Additional space may be provided in <br /> the group parking areas to accommodate recreational vehicles. Such group <br /> parking areas shall be designated and shall be screened with a continuous <br /> row of evergreen plants of a type not less than eight feet high at maturity, <br /> or other screening approved by the Cabarrus County Planning Board. <br /> <br />C. OFF-STREET LOADING. At the descretion of the Cabarrus County Planning Board, <br /> space for public transit vehicle maneuvers shall be provided. <br /> <br />D. PEDESTRIAN WAYS. Wherever possible, pedestrian and other modes of non- <br /> vehicular movement shall be provided for, separated from vehicular traffic. <br /> <br />E. LAND COVERAGE. Land covered by impermeable surfaces shall not exceed 50 <br /> per cent of the total site area. <br /> <br />F. PRIMARY VEHICULAR ACCESS. Primary vehicular access shall be from a public <br /> street of the collector type or higher street classification. <br /> <br />G. BUILDING HEIGHT. No building shall be erected or structurally altered to <br /> exceed thirty-five feet in height. <br /> <br />H. SPACING OF RESIDENTIAL BUILDINGS. If a lot contains more than one residential <br /> building, the distances between buildings shall not be less than 20 feet. <br /> <br />I. COMMON OPEN SPACE. Ail of the site not covered by impermeable surfaces nor <br /> transferred to private control through a transaction involving a dwelling <br /> unit will be considered common open space (In Planned Unit and Planned Re- <br /> sidential Development). At least 10% of the common open space must be im- <br /> proved for court games, field games or indoor recreation but in no case <br /> shall this area be less than 20,000 square feet. <br /> <br />The rest of the common open space may be developed for active or passive re- <br />creation and land-scaping or may be left in its natural state. Buildings <br />and recreational facilities constructed in common open space for recrea- <br />tional activities shall not be computed as a part of the impermenable sur- <br />face limitation. Recreation improvements shall be completed or a perfor- <br />mance bond for the completion shall be posted before issuance of any occu- <br />pancy permit in the Planned Residential or Planned Unit Development. Common <br />open space shall be owned by a nonprofit corporation in which the owners of <br />property within the development have equal interest. <br /> <br /> County Manager Charles D. Agency, Inc. <br /> <br />TOTAL COST <br /> <br />$ 68,827.00 <br />$ 53,886.00 <br />$ 61,292.00 <br />$ 75,470.00 <br /> <br /> UPON MOTION of Commissioner Milloway, seconded by Commissioner Lentz and <br />unanimously carried, the Board awarded the bid contract for the County's property- <br />casualty business insurance to the low bidder, Shuford Insurance Agency, Inc., <br />in the amount of $53,886.00. <br /> UPON MOTION of Commissioner Lentz, seconded by Commissioner Bonds and unani- <br />mously carried, the Board declared as surplus one motorized, electric dental <br />chair and authorized that the aforementioned chair be advertised for sale by <br />sealed bids. <br /> <br /> <br />
