UPON MOTION of Commissioner Nash, seconded by Commissioner Cook and <br />unanimously carried, the Board deleted Subsection 9.4-4 Planning Director <br />Submits Recommendation to Board of Adjustment with the addition of the <br />following statement to Subsection 9.4-1. <br /> <br />The Zoning Official shall submit his recommendation concerning <br />the application not less than five (5) days prior to the public <br />hearing. <br /> <br /> Commissioner Lentz proposed the creation of a new residential district <br />which would allow mobile homes. He proposed that a section of the Jackson <br />Park area in Concord be designated as a R-8 District. <br /> UPON MOTION of Commissioner Lentz, seconded by Commissioner Payne and <br />unanimously carried, the Board agreed to create a new residential district <br />classified as R-8 which would require a lot minimum size of 8,000 square <br />feet and would allow Class I and Class II mobile homes. <br /> The proposed boundary for the new R-8 district in the Jackson Park <br />area for Concord extended south of the railroad tracks, north of Green <br />Street, and east of Old Charlotte Road. The exact location of the R-8 district <br />for this area is to be determined at a later date. <br /> UPON MOTION by Commissioner Lentz, seconded by Commissioner Cook and <br />unanimously carried, the Board moved to allow all uses permitted in R-9 <br />Single-Family Residential District to be the same for the new R-8 Single- <br />Family Residential District and to allow Class I'and Class II mobile homes <br />as a permitted use in R-8. <br /> UPON MOTION of Commissioner Lentz, seconded by Commissioner Cook and <br />unanimously carried, the Board agreed to allow in the R-8 Single Family <br />Residential District Class I and Class II mobile homes which are underpinned <br />with a minimum 500 square footage of heated area and minimum width of ten <br />(10) feet. <br /> UPON MOTION of Commissioner Nash, seconded by Commissioner Payne and <br />unanimously carried, the Board approved the following intent description for <br />the new R-8 district. <br /> <br /> R-8 Single-Family Residential District <br />.The regulations of this district are intended to establish and preserve <br />higher density single family neighborhoods and at the same time provide <br />for alternate type housing which will have access to public water <br />and wastewater treatment facilities. <br /> <br /> Mr. W. S. Chandler, Planning Director, stated that P3 should be <br />included under R-9 and P4 should be added under R-7.2 on the Schedule of <br />Use Regulations on Page 20. The key at the bottom of Page 20 should <br />include the following. <br /> <br />3. Permitted on minimum lot of 13,500 square feet <br />4. Permitted on minimum lot of 10,000 square feet <br /> <br /> The Board scheduled a meeting for 6:30 P.M. on Tuesday, January 5, <br />and Wednesday, January 6, 1982, to continue review of the p.roposed ordinance <br />and to view the proposed Zoning Atlas. <br /> There being no additional business to come before the Board, the <br />meeting was adjourned at 3:45 P.M. <br /> <br />Clerk to the Board <br /> <br /> <br />
