One principal building and its <br />customary accessory buildings shall be allowed on each lot. <br />A residence may also be located on the lot and shall be <br />considered as an accessory use. <br /> <br />Public Road Frontage. The lot shall front on a public road <br />for a distance of at least one hundred fifty (150) feet. <br /> <br />Maximum Lot Coverage0 The maximum area lot Coverage by the <br />principal and accessory buildings and outside storage areas <br />shall be based on the area of the lot, and shall not exceed <br />twenty (20) per cent Of the total area of the lot, or twenty <br />thousand (20,000) square feet, whichever is less. <br /> <br />Yard Requirements. The following yard requirements shall be <br />met for all buildings except residences. <br /> <br />(a) <br /> <br />Minimum setbacks from all public streets, roads and <br />highways shall be based on the size of the industrial <br />buildings on the lot and shall not be less than the <br />following minimum specifications: <br /> <br />MINIMUM SETBACKS (IN FEET) <br /> <br />Front Side Rear <br /> 75 40 40 <br /> <br />(b) <br /> <br />Yard requirements for residences: The setback requirements <br />for residences shall be the same for all residences in the <br />ARR and A-2 Districts. <br /> <br />(c) <br /> <br />The front and side yard setback areas shall be left in <br />an undisturbed natural setting. If grading occurs such <br />front and/or side yard area must be sown with grass <br />including straw of sufficient quantity to insure a strong <br />stand. <br /> <br />Height Limitation. No principal or accessory building except <br />residences shall exceed one story in height. No accessory <br />structure, such as air pollution devices, exhaust stacks, <br />towers, etc., shall exceed thirty-five (35) feet in height, <br />or as required by federal or state standards. <br /> <br />Enclosed Facilities. All manufacturing, office and activities <br />shall be conducted within an enclosed building. <br /> <br />Outside Storage. Outside storage will be permitted, but shall <br />be completely screened on all sides by a fence or plant material <br />in accordance with Section 5.10. Storage will not be permitted <br />in the front yard. Storage will not be permitted in the side <br />or rear yard setback area, not shall it extend above the <br />height of the fence or screen. The outside storage area shall <br />be considered as part of the allowable lot coverage. <br /> <br />Off-Street Parking and Loading. Off-street parking and loading <br />shall be provided in accordance with the standards set forth in <br />Sections 5.8 and 5.9 of this ordinance. Ail loading shall be <br />from the side or rear of the principal building. No vehicular <br />or equipment parking or loading shall be permitted in the front. <br />Parking and loading will not be permitted in the front, side or <br />rear yard setback area. Ail driveways leading from the property <br />shall be paved for a distance equal to the front yard setback. <br /> <br />(10) ~. One on-premise freestanding sign shall be permitted for <br /> each conditional use. The maximum size shall not be greater than <br /> sixteen (16) square feet. No signs shall be lighted in such a <br /> way as to cause a glare or shine on adjacent property. No signs <br /> shall be permitted to be attached to the walls, windows, doors, <br /> roofs, or any portion of a building on a lot of which the <br /> conditional use is applied for. Maximum sign height shall be <br /> fifteen (15) feet. <br /> <br /> <br />
