June 24, 2004 Page 539 <br /> <br />The Title Block - shall contain the following information: <br />subdivision name, property designation, name(s) and address(es) of <br />owner(s), township, county, state, the date(s) the survey was made, <br />name and date of Preliminary Plat approval, scale in feet per inch <br />in words or figures and bar graph, and the name, seal, address, and <br />phone number of the surveyor. The Title Block shall be located on <br />the bottom right hand corner of the plat. <br /> <br />Monuments and Control Corners - the accurate location, material, <br />and size of monuments and the designation of specific control <br />corners in conformance with G.S. 39-32 as amended shall be shown. <br /> <br />3 o <br /> <br />Boundaries and Uses - the exact boundary of the tract of land being <br />subdivided in heavy lines; including full dimensions by lengths and <br />bearings. The plat shall clearly show the disposition of all <br />portions of the tract into designated lots, roads, alleys, parks, <br />floodplains, and open space and the name(s) or owner(s) of record <br />of adjoining parcels of unsubdivided land and present zoning. <br /> <br />Acreage - each plat shall show the total acreage of the areas being <br />recorded along with the area of each lot. Area of land parcels <br />must show the method of computation used by the surveyor, and <br />county parcel identification numbers. <br /> <br />5o <br /> <br />Sufficient Data - to determine readily and reproduce accurately on <br />the ground the location, bearing, and length of every street line, <br />lot line, easement line, block line, building line whether straight <br />or curved. This data shall include tangent distance, the central <br />angle, the radius, arcs and chords of all curves. All linear <br />dimensions shall be given in feet and hundredths thereof and <br />angular dimensions shall be of comparable accuracy within the <br />limits of good surveying practices. <br /> <br />If the Final Plat is Drawn in Two or More Sections - each section <br /> <br />shall be accompanied by a key map showing the location of the <br />sections, match lines shall be shown and labeled, and maps shall <br />have reference to each other (i.e. map 1 of 2, map 2 of 2, etc.). <br /> <br />7. Vicinity Map - as shown on preliminary plat. <br /> <br />8. North Arrow - north arrow and declination. <br /> <br />Restrictive Covenants where restrictive covenants are proposed <br />reference shall be made on the final plat as to deed book and page <br />number of recorded covenants, or space shall be provided to insert <br />the deed book and page number if the covenants have not been <br />recorded. <br /> <br />10. <br /> <br />Road Maintenance statement as to who will maintain the roads and <br />drainage systems until such time when they may be turned over to <br />the proper governmental agency for their maintenance. Deed Book <br />and Page Number must be shown if a road maintenance agreement has <br />been recorded for that purpose. <br /> <br />11. <br /> <br />Lot Area Reservation - If public water and sewer is not currently <br />available to the subdivision, but will be extended to that area, <br />then the subdivider may indicate on the face of the final plat that <br />the lots may be further divided, as permitted by zoning when water <br />and sewer is available to the site. <br /> <br />12. <br /> <br />Location of Floodplain/River-Stream Buffer Overlay - subdivider <br />shall show location of one hundred (100) year flood elevation and <br />location of buffer strip as required by the River/Stream Overlay. <br /> <br />13. <br /> <br />14. <br /> <br />Final plat requirements - all final inspections by the public <br />service providers must be complete and fees must be paid before <br />the Subdivision Administrator will sign the Certificate of <br />Approval by the Subdivision Administrator. Certificate number <br />(6) as follows in Section C must be affixed to all final plats <br />where public utility services are provided by the City of <br />Concord. ~ <br /> <br />Site Triangle Easements Dedicated sight triangle easements at <br />intersections with public streets will need to be shown on the <br />final plat. The County standard is 35' x 35' and NCDOT is 10' x <br />70'. <br /> <br /> <br />
