A waiver from the sidewalk requirements may be granted by <br />the Zoning Administrator where the installation would not be reasonably <br />tied to an existing or planned pedestrian network. The decision of the <br />administrator may be appealed to the Planning & Zoning Commission. <br />Sidewalks in non-residential areas shall be required in the following <br />locations: <br />a) On one side of all public streets directly adjacent to the <br /> developed site; <br />b) On both sides of all interior public streets within the <br /> development; <br />c) Within the development to link buildings with the following: <br /> i) Parking <br /> ii) Adjoining streets <br /> iii) Adjoining sidewalks <br /> iv) Adjoining developments or amenities where appropriate <br /> pedestrian connections should be reasonably accomplished. <br /> <br />Street trees - Adopted recommendation of the Planning and Zoning <br />Commission to keep the current standard as follows. <br /> <br />Current Standard: Trees are required along the edge of developments <br />adjacent to thoroughfares. No internal street trees are required. <br /> <br />Cul-de-sacs - Adopted recommendation of the Planning and Zoning <br />Commission: <br /> <br />To increase the standards from 35-feet to 37-feet minimum radius. <br /> <br />Paving Standards - Adopted staff recommendation (same as Planning and <br />Zoning Commission) <br /> <br />The standard pavement cross sections must be shown on the plan. <br />Pavement structure shall be 8" stone, 1 ~" surface course with an <br />additional 1" surface course applied when a majority of the <br />construction is completed. <br /> <br />Right-of-way width and definitions for width of pavement - Adopted <br />staff recommendation as follows: <br /> <br />Right-of-way widths at a minimum of 50' will be permitted as shown in <br />street typicals when at least three off street parking spaces are <br />provided per dwelling unit. Street pavement width (figures do not <br />include curb and gutter) shall be 20' for streets serving less than 20 <br />lots, 22' for other local streets, 24' for collector streets without <br />parking, and 28' for collector streets with parking. Curb and gutter <br />is required. On streets with average lot sizes of one acre or greater <br />curb and gutter shall not be required and NCDOT construction standards <br />for right-of-way and pavement widths shall be used. Where three off <br />street parking spaces are not provided, NCDOT standards for right-of- <br />way and pavement width shall apply. <br /> <br />Street Names - Adopted staff recommendation (same as Planning and <br />Zoning Commission) as follows: <br /> <br />Where a street is likely to become part of a city maintained system, <br />road names shall be in accordance with that city's standards for <br />suffixes and directional.
