Where such supplemental <br />development standards impose a requirement that differs from those <br />general development standards referred to in item D. of this mediation <br />agreement, the supplemental development standards in this paragraph <br />shall control. <br /> <br />Sidewalks shall be installed on one side of the street and <br />sidewalks shall be five feet wide and separated from the streets <br />by a four-foot planting strip. Sidewalks shall not be installed <br />in the round ends of cul-de-sacs. <br /> <br />Street trees shall be planted on 50 ft. centers along all <br />subdivision streets. <br /> <br />3 o <br /> <br />Collector streets will be designated as collector type streets in <br />accordance with current County and NC DOT requirements. Curb and <br />gutter shall be installed on all streets, but valley curb and <br />gutter shall be acceptable. <br /> <br />4 o <br /> <br />Cul-de-Sac pavement radius shall be 37 ft within the rights-of- <br />way, and an easement shall be provided to accommodate any part of <br />the street or utility infrastructure not contained within the <br />right-of-way so as not to affect setbacks. <br /> <br />5o <br /> <br />NC DOT Pavement sections will be shown on the plans (plats). The <br />minimum pavement cross-section shall be as required by NC DOT. <br /> <br />Right-of-way widths at a minimum of 50 feet will be permitted or <br />as approved by the NC DOT. <br /> <br />7o <br /> <br />The NC DOT District Engineer shall approve the terrain <br />classification. <br /> <br />Refer to NC DOT Subdivision Roads Minimum Construction Standards <br />for minimum speed, horizontal, vertical, etc. design standards. <br />This includes, but is not limited to, minimum centerline radius, <br />minimum k values, minimum distance between reverse curves, etc. <br /> <br />Dedicated sight triangle easements at intersections with public <br />streets are to be shown on the final plat. [County standard is <br />35' x 35'and NC DOT 10' x 70'] <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />The grades for 100' each way from intersections exceeding 5.0% <br />are not allowed unless approved by the NC Department of <br />Transportation. <br /> <br />Approval of a NCDOT Street and Driveway Access Permit <br />Application(s) are required, pursuant to NC DOT standards and <br />procedures. <br /> <br />The Developer is required to obtain any right-of-way in the name <br />of the NC DOT that may be necessary to install all turn lane <br />improvements. <br /> <br />Street names shall be in accordance with City Standards as shown <br />in UDO Appendix C.4.2.16. <br /> <br />14. NC DOT standards for cul-de-sacs shall be met. <br /> <br />15. <br /> <br />Plans for the required improvements on all NC DOT facilities <br />sections will need to show dimensions of widening, storage, bays <br />and tapers, striping plan with dimensions and notation for the <br />striping standards, cross section of new sections and overlays, <br />tie-in to new improvements (curb and gutter, sidewalks), etc. <br /> <br />16. <br /> <br />NC DOT street construction and improvements criteria shall apply <br />generally. <br /> <br />17. <br /> <br />The County of Cabarrus floodplain protection criteria shall apply <br />to the whole development. <br /> <br />18. <br /> <br />The County of Cabarrus stream buffer preservation and water <br />quality protection criteria shall apply to the whole development. <br /> <br /> <br />
