<br />School Facilities playgrounds and playground equipment. This individual will
<br />be called a Maintenance Technician for Repairs, and will receive pay and
<br />benefits at least comparable to the pay and benefits received from the County
<br />prior to July 1, 1999.    This employee may not be dismissed without                                                                             the
<br />Director first conferring with the County Manager.
<br />            In the event this Agreement is terminated for any reason,                                                                            the
<br />Kannapolis Board represents to the County and the Cabarrus Board that                                                                            the
<br />Kannapolis Board will offer Department employees who were previously employed
<br />by the Kannapolis Board and who are performing satisfactorily, an opportunity
<br />to return to employment with the Kannapolis Board.    However, no term or
<br />condition of this Agreement shall be construed to create an employment
<br />contract between any or all of the Parties and any Department employee, all
<br />of whom are expected to perform satisfactorily and will continue to remain
<br />employees at will within the meaning of North Carolina law.
<br />          4.     Department    Responsibilities    -    The    Department    will    have
<br />responsibility for providing maintenance and repair (as more fully defined
<br />below) for all School Facilities. The Department is authorized to enter into
<br />maintenance and repair contracts with third parties.    The maintenance and
<br />repair services provided by the Department shall include, but are not limited
<br />to:
<br />            (a)       Grounds work and landscaping - This service shall include but not
<br />                      be limited to, planting, seeding, fertilizing, soil treatment,
<br />                      irrigation, mowing, weeding, leafing, trimming of all School
<br />                      Facilities real property. Grounds maintenance shall be performed
<br />                      in such a manner as to meet the specifications included in
<br />                      existing grounds maintenance contracts executed by the County.
<br />            (b)       Stadiums, playgrounds, athletic and recreational fields - This
<br />                      service shall include but not be limited to, playground equipment
<br />                      affixed to school grounds and maintenance and repair of tennis
<br />                      courts, basketball courts, tracks, scoreboards, maintaining and
<br />                      repairing athletic equipment used on the grounds (whether
<br />                      permanent or removable),    and all buildings,    grounds and
<br />                      facilities affiliated with any athletic program, including
<br />                      without limitation, restrooms, press boxes and bleachers or
<br />                      risers, whether permanent or moveable.
<br />            (c)       Building Exteriors - This service shall include but not be
<br />                      limited to, painting, siding, cleaning, roofing, leaks, windows,
<br />                      storage facilities, decking, ramps, steps, locks, doors, walls,
<br />                      fences, benches, brickwork, steps, skylights, mullions, louvers,
<br />                      culverts, gutters, sidewalks, parking lots, roads, sandblasting,
<br />                      pressure washing.
<br />            (d)       Building Interiors - This service shall include but not be
<br />                      limited to, floors, walls, ceilings, ceiling tiles, glass, doors,
<br />                      door stops, door frames, thresholds, risers, steps, wood trim,
<br />                      ceramic tile, gym floors, partitions, cabinets, lockers, tiling,
<br />                       mirrors, windows,                    screens, carpet, white boards, chalk boards,
<br />                       bulletin boards,                     railings, bleachers, risers, seats, decks,
<br />                       chairs, casters,                     any athletic equipment, including without
<br />                       limitation indoor                    basketball goals, swimming pools, caulking,
<br />                       plaster,           blinds,          tables, shelves, carts, TV mounts, signs,
<br />                       hinges.
<br />            (e)       Electrical - This service shall include but not be limited to the
<br />                      following examples    (whether indoor or outside),    lighting,
<br />                      dishwashers, switches, ovens, stoves, drinking fountains, garbage
<br />                      disposals, heaters, boilers, slicers, fans, ballasts, exhaust
<br />                      fans, receptacles, washers, dryers (clothes or hand), mixers,
<br />                      shop    equipment,     relays,     switchbreakers,     ice    machines,
<br />                      refrigerators, booster breakers, breakers, power strips, walk-in
<br />                      coolers.
<br />            (f)       Plumbing - This service shall include but not be limited to,
<br />                       sinks,    toilets,    urinals,    drains,    flush valves,    drinking
<br />                       fountains, floor drains, cove base, pipes, filters, pumps,
<br />                       waterlines, sewer lines, faucets, showers, tubs, water coolers,
<br />                       water heaters.
<br />     (g) HVAC - This service shall include but not be limited to, heating,
<br />         air-conditioning,     humidifiers,     air     cleaners,      filters,
<br />                      thermostats,      temperature     problems,      tanks,     ventilators,
<br />                      compressors, boilers, furnaces, duct work, vents, regulators, air
<br />                      handling units, fans, heat pumps, cooling towers, window A/C
<br />                      units, duct collectors.
<br />            (h)       Safety - This service shall include but not be limited to, alarm
<br />                      systems, detection systems (metal or otherwise), monitoring
<br />                      systems, scanning systems, fire doors, fire alarms, panic bars,
<br />                      sprinkler systems,    emergency lights,    exit signage,    fire
<br />                      extinguishers and any devices or equipment installed or used by
<br />
