Construction, if any, shall <br />take place as each parcel is developed. Ail land reserved for <br />the greenway must lie within the 100-year floodplain, where <br />possible, and as close to Coddle Creek as possible. The exact <br />location of the greenway shall be determined at a later date. <br />At the time of the development of the eastern portion of <br />Parcel B, there shall be a 50' landscape buffer requirement <br />and a 30' buffer (minimum) on the I- 1 SU side of the pond in <br />which existing natural vegetation shall be maintained provided <br />the adjacent land remains in zoning that permits residential <br />use. <br />Turn lanes on U.S. Hi§hway 29 and Weddin§ton Road shall be <br />provided for each parcel at the time of initial development <br />within each parcel. At the time of initial development in <br />Parcel A, 10 feet of land shall be dedicated by the developer <br />to widen the Weddin§ton Road Right-of-Way on the south side of <br />Weddington Road. <br />Residential lots along Weddington Road in Parcel A shall be <br />reverse front lots and a 20~ landscape buffer shall be <br />required along Weddington Road within the 50~ setback. <br /> <br />The following condition will be added to the Development Notes and <br />become a restriction on the property in the I-1 SU District: <br />22. The developer intends to restrict truck traffic movement North <br /> on Concord Farms Road to Weddington Road by a variety of <br /> measures. <br /> <br />As a part of the restrictions imposed on property in the <br />Business Park (I-1 SU District), the developer will require <br />each property owner to direct truck traffic movement southward <br />to U. S. Highway 29. Also, each property owner will be <br />required to post directional signs that direct such truck <br />traffic flow. <br /> <br />The developer will, where practical, require the construction <br />of separate truck entrances to the tracts. The developer will <br />also direct the construction of physical barriers similar to <br />the attached diagrams to prohibit truck movement toward <br />Weddington Road.
