The plat shall identify <br /> the soil types of the proposed subdivisions. The location and <br /> identification of soil types can be found in the Soil Survey <br /> Cabarrus County, North Carolina. <br />10. Location Map a key map and/or vicinity sketch at a scale of <br /> 1"-2,000 feet showing the relation of the property to adjoining <br /> properties, and to all streets or roads existing within 1,000 feet <br /> of any part of the property to be subdivided. The Location Map <br /> shall be located at the upper left hand corner of the plat. <br />11. Road and Sidewalk Details - a profile of each proposed street with <br /> finished grades, including existing and proposed underground utility <br /> crossings with catch basins, junction boxes or manholes shall be <br /> submitted with the horizontal scale the same as the plan scale and <br /> the vertical scale not less than one inch (1") equal to ten feet. <br /> Stationing shall be labeled and correspond to plan review. <br />12. Deed of Property to be Subdivided - shall accompany the preliminary <br /> plat. If the developer is not the property owner, then an <br /> acknowledgment statement must accompany the deed. <br />13. Location of Flood Plain/River-Stream Buffer Overlay subdivider <br /> shall show location of one hundred (100) year flood elevation and <br /> location of buffer strip as required by the River/Stream Overlay. <br /> (Section 3.13 of the Cabarrus County Zoning Ordinance) <br />Review The Planning and Zoning staff and the Project Review Committee <br />shall review the plat and refer any recommendations to the Planning and <br />Zoning Commission. <br /> <br />The Planning and Zoning Commission shall act on the submitted subdivision <br />plat within thirty-five (35) days of the meeting for which the plat is <br />scheduled for review. If necessary, modifications of the preliminary plat <br />may be required by the Planning and Zoning Commission as conditions of <br />preliminary approval. The modified plat will then be resubmitted <br />according to the procedure set forth in Section 3.4A. <br /> <br />If the Planning and Zoning Commission fails to act within the above <br />specified thirty-five (35) days the subdivider may seek preliminary <br />approval at the next regularly scheduled meeting of the Board of <br />Commissioners. <br /> <br /> SECTION 3.5 FINAL PLAT REQUIREMENTS <br />A. Submittal the final plat shall be submitted within twenty four (24) <br /> months following approval of the preliminary plat. If the plat or a <br /> section thereof is not submitted within the twenty four (24) month time <br /> limit, or there is a lapse of more than twenty-four (24) months in the <br /> recording of any subsequent section, the plat must be resubmitted as a <br /> preliminary plat. <br /> The final plat shall be prepared by a registered land surveyor, licensed <br /> and registered to practice in the State of North Carolina. The plat shall <br /> conform substantially to the preliminary plat as it was approved and shall <br /> conform specifically with the provisions of North Carolina G.S. 47-30 as <br /> amended, and with the policies of Cabarrus County. <br /> Such owner or subdivider shall submit two (2) originals and seven (7) blue <br /> line prints of the final plat all properly signed and executed as required <br /> for recording in the Office of the Register of Deeds of Cabarrus County <br /> to the Planning and Zoning Department at least fourteen (14) days prior <br /> to a regularly scheduled meeting of the Cabarrus County Planning and <br /> Zoning Commission at which time the plat shall be reviewed, and a <br /> recommendation presented to the Planning and Zoning Commission from the <br /> Planning and Zoning Staff. <br /> <br />No subdivision shall be granted final plat approval until required <br />improvements either have been constructed or approved plans prepared and <br />their execution guaranteed by a good and sufficient surety or performance <br />bond (see Section 4.14) with corporate surety, a copy of which shall be <br />filed with the Planning and Zoning Commission at the time the final plat <br />is submitted for approval. <br /> <br />Bo <br /> <br />Specifications for Final Plat: <br />1.
