575 <br /> <br />Because of the transitory nature of the A-I zoning district, limited <br />residential development can occur, but only as described below. The below <br />listed conditions are set forth to avoid land use conflict within A-I and <br />the potential of loss of value to the landowner. Specifically, residential <br />use must be carefully cited to avoid its being too close to future <br />industrial land uses. Careful citing can also avoid the occurrence of <br />large tracts within A-I zoning districts rendered unsuitable for industrial <br />development because of unwisely placed housing. If the following conditions <br />are met, a zoning compliance permit will be issued for residential use <br />within an A-I zone: <br />la. One dwelling unit is permitted per site regardless of the parcel <br /> size as of record on January 1, 1991. <br /> b. One additional unit is permitted for each additional ten acres, not <br /> to exceed four additional units for a total of five dwelling units. <br />2a. Residential lot sizes shall not exceed one acre. <br /> b. Residential lots shall be clustered and share a common access. In <br /> no event shall more than two access points be established for the <br /> residential lots on the original parcel. <br />3. For parcels less than 50 acres, the dwelling unit(s) shall be located <br /> no further than 100 feet from a property line nor encroach greater <br /> than one-eighth of the distance into the lot of record as of October <br /> 1990, whichever is greater. The encroachment line shall be <br /> established by measuring at the front yard setback line and then <br /> run equidistant from the side and back yard property lines. <br />4. If an adjoining parcel is zoned industrial, the dwelling unit must <br /> meet the same buffering requirements that an industry must adhere <br /> to when buffering itself from a residential zoning district when in <br /> the ARR or A-2 zoning district (Section 9.7-8). <br /> <br /> The comparison of the use categories is presented below. "P" means <br />principally permitted use (automatically allowed), "C" means conditional use <br />(may be allowed if certain compatibility conditions are met), and "A" means <br />accessory use (allowed if a principally permitted use exists). It must also be <br />noted that bona fide farms are exempt from these regulations.
