New Courthouse and Renovations to the l <br />Current Cabarrus County Courthouse <br />AIA Document B202— 2009 Standard Form Architect's Services: Programming <br />Attachment A <br />In the pursuit of a new Cabarrus County Courthouse, the County has developed a Master Plan that <br />includes a Cabarrus County Courthouse Space Needs document dated December 15, 2016, and related <br />diagrammatic level, space planning floor plans of the proposed courthouse. The space needs document is <br />in a spreadsheet format that indicates a 230,185 GSF space requirement projected to the year 2036 with <br />the corresponding Departmental Gross area requirements for each court and justice support offices (i.e., <br />the District Court 48,905 NSF, Clerk of Courts 29,925 NSF, District Attorney 11,756 NSF, etc.) to be included <br />in the facility. Additionally, each court and justice support office have a detailed line -item listing of the <br />space needs for the number and area of offices, courtrooms, work spaces, waiting areas, etc. to be <br />included. This prior document will be the foundation of the comprehensive CABARRUS COUNTY <br />COURTHOUSE BUILDING PROGRAM to be developed by the Architect under this Agreement and will be <br />the final deliverable leading to the design services to be included in one of the following AIA, American <br />Institute of Architects standard agreements, predicated upon the construction project delivery method <br />selected by the County. <br />Construction Manager at Risk <br />AIA Document 8333 —2014 (Associated A333-2009) <br />Standard Form of Agreement Between Owner and Architect, Construction Manager as Constructor <br />Single Prime General Contractor <br />AIA Document 8101— 2017 (Associated A301) <br />Standard Form of Agreement Between Owner and Architect <br />The following scope of services will be performed under this agreement shall include the following: <br />1. Design Kickoff Meeting <br />The Architect shall conduct a Design Kickoff Meeting with the Steering Committee and other <br />representatives of the County to review the Programming and Design Phase process, project schedule, <br />communication, and review and approval protocol. <br />2. Court and Facility Observation <br />The Architect will conduct on-site observations of the courts and judicial offices indicated below to <br />become generally familiar with the operations indicated as the initial step in program development. <br />The County will assist the Architect by assisting in scheduling, coordination and access to the courts <br />and offices. <br />a. District and Superior Courts Court Proceedings. The Architect will observe the various proceeding <br />types and related courtrooms listed in Attachment B of this Agreement while noting the following: <br />• Volume and nature of litigants <br />• Use and movement in the courtroom litigation well <br />• Judges' activities <br />• Clerks' operations <br />• Court reporting method <br />Aftchmenl number 3 \n <br />F-12 Page 121 <br />
