Existing Industry Spotlight <br />amazon <br />� <br />In July of this year, Amazon opened its doors at the newest fulfillment center in Kannapolis and is already <br />well on -track to hire close to 1,500 full-time employees. In addition to competitive wages and attractive <br />benefits, Amazon offers other valuable programs to its employees: <br />Career Choice: Amazon will cover up to 95% of tuition and fees for its employees who want to learn a trade <br />relevant to their career. But that's not all — if an employee sees himself or herself in a different career field <br />(i.e. nursing or teaching), Amazon will cover those fees as well, as long as that job would serve the <br />community. And they partner with local community colleges to bring those courses on-site, so employees <br />can take classes without having to make another commute. <br />The Offer: As a way to weed out employees that may not be committed to Amazon long-term, the company <br />regularly offers its employees the opportunity to leave with a small severance in hand. <br />All of these benefits, in addition to ongoing local community charity support, makes Amazon a great <br />employer for Cabarrus County. <br />.............................................................................. <br />Which local county is now the top submarket for <br />industrial spec space, deliveries? <br />Cabarrus County has emerged as the top submarket in the Charlotte region for industrial speculative <br />construction as well as new deliveries. <br />That's according to a recent report by the local office of Avison Young, which says 2.4 million square feet of <br />new construction is underway, accounting for about 3O% of the market right now — approximately 6.4% of that <br />is preleased. About half of new construction projects there are also being funded by equity from outside the <br />local market, speaking to the submarket's strength and desirability. <br />"Once the remaining spaces are occupied in Beacon (Partners') Metrolina Park, tenants looking for modern <br />space will be driven to the Cabarrus submarket, thus bolstering their absorption forecast for 2019," the report <br />says.
