Planningand Zoning Commission <br />Minutes <br />June 14, 2022 <br />Conditions of Approval <br />Should the Board of Adjustment grant approval of the requestedvariances, the following <br />conditions should be considered as part of the approval and case record: <br />The Granting Order, stating restrictions and applicable conditions of approval, shall be <br />recorded with the deed of the property. <br />The applicant shall submit a site plan, along with the subsequent rezoning request, that is <br />incompliance with the findings/conclusions of this variance request. <br />Approved variances must be reflected on site plan submittals moving forward.Any <br />changes thereto would require review and approval from the Board of Adjustment. <br />The applicant shall provide the pool plans to the Cabarrus Health Alliance for review and <br />approval prior to construction. <br />The applicant shall provide plans to Charlotte Water for review and approval prior to <br />construction of grading within the easement (along the eastern property line) is needed <br />Mr. Collins wants to mention that at the last meeting the parking requirements came up. He did <br />look that up and they are required between 103 and 196 parking spaces. They are proposing 120, <br />so they are withintherange. <br />The Chair asked if there were any questions for Mr. Collins. <br />Mr. Corley is trying to reconcile the way this site plan is presented specifically on EX1.0. Just so <br />he is clear, we are not reducing the buffer width, we are aallowing specific encroachments into <br />the buffers, is that correct? <br />Mr. Collins said that is right.He thinks the applicant waskind of looking at it as,we are <br />proposing to staythis far away from the property line.But yes, it is encroachments into it. <br />Mr. Paxton said at the previous meeting, the Board had some concerns. Have they been <br />addressedfrom that plan to this plan? <br />Mr. Collins said yes, they have pulled a lot of stuff in. There was a wall on the southeastern side. <br />He said he looked at their presentationandthey will go through all of the changes. <br />TheChair asked if there were any questions for Staff. There being none he called on the <br />applicant. <br />11 <br /> <br />
