ZNC2020-00375 <br />7005 FLOWES STORE ROAD - JOHN & MICHELLE MCGRAW <br /> The follow violations were found to be active on the property located at 7005 FlowesStore Road <br />which is owned by John and Michelle McGraw. <br />1.3-1 – Operation of a use not listed in table of permitted uses <br />a.Property is being used as a landfilland this is not allowed as a permitted use in <br />Agricultural/Open Space (AO) <br />2.3-07 – Conducting a land use that is not permitted in a particular zone <br />a.Property is being used as a landfilland this is not allowed as a permitted use in <br />Agricultural/Open Space (AO) <br />3.6-02 - Zoning affects every structure and use <br />a.Property is being used as a landfilland this is not allowed as a permitted use in <br />Agricultural/Open Space (AO) – this is not a permit by right <br />4.6-11 – Abandon and junk vehicles <br />a. ABANDONED VEHICLE - Any motor vehicle that is left or abandoned <br />1. On public grounds or county-owned property in violation of a law or ordinance <br />prohibiting parking; <br />2.for longer than 24 hours on property owned or operated by the county; <br />3. For longer than two hours on private property without the consent or the owner, <br />occupant, or lessee of the property; and/or,Left for longer than seven days on public <br />grounds <br />5.7-21 – Operating a landfill in a residential area <br />a.Property is being used as landfill and this is not allowed as a permitted use in <br />Agricultural/Open Space (AO) <br />6.8-01 – Operation of a conditional use without a conditional use permit <br />a.Operation of a Landfill, Sanitary (8-4, 13) requires a Special Use Permit <br />7.12-03 – Zoning compliance permit required <br />a.Operation of a Landfill, Sanitary (8-4, 13) requires a Special Use Permit <br />8.12-08 – Site Development Plan Required <br />a.Operations and rehabilitation plans are required as part of Special Use Permit <br />approval. <br />According to the Cabarrus County Development Ordinance the property owner may apply for a <br />Special Use Permit to Conduct at Landfill, Sanitary operation on the property. The process for <br />obtaining the Special Use Permit is currently located in Chapter 8 –Conditional Uses of the <br />Cabarrus County Development Ordinance.
