Planning and Zoning Commission Minutes <br />March 18, 1999 <br /> <br />Page 2 <br /> <br />Road which staff feels is ample for the development. Mr. Marshall <br />said Mr. Mervin more than meets the requirements for the 30 <br />percent of open space. <br /> <br />Mr. Hobbs asked what is the timetable for building? <br /> <br />Mr. Gaillard Mervin, Developer, addressed the Board stating to <br />answer Mr. Hobbs question on timetable, it will/ be approximately <br />two years before this will be developed. <br /> <br />Mr. Hobbs asked how it will fit with the new high school coming <br />online and relieving Central Cabarrus High School. <br /> <br />Mr. Mervin said he is not sure of the timetable of the new high <br />school. <br /> <br />Mr. Marshall said based on two years until Mr. Mervin develops the <br />infrastructure, the school will probably be open before this would <br />produce any students. <br /> <br />IVlri Mervin said another issue is this property will not be able to be <br />used until the propOsed sewer line down Caldwell Creek is in place. <br />That is going to be a year and a half to two years. Mr. Mervin said <br />the reason for him coming to the Board at this point and time is <br />because the roads coming into the fourth phase would need to be <br />widened to meet DOT specifications so it would serve more homes. <br />He said there would need to be roadwork changes to his fourth <br />phase in order to accommodate these future lots. <br /> <br />The Chair asked about interior roadwork. <br /> <br />Mr. Mervin said the second entrance off Morrison Road, because it <br />serves more houses, would have to be wider back to the point <br />where it goes into this property. He said that is the engineering <br />work he would need to do in order to accommodate this for future <br />use. <br /> <br /> <br />
