Planning and Zoning COmmission
March 19, 1992

Page, 15

Mr. Downs said what the staff recommendation is from the
edge of pavement to the edge right-of-way which would be
approximately 20 feet.

There being no further comments, Mr. Amos MOTIONED to
approve Conditional Use Application 170(C) based on the
following conditions that the applicant pave the driveway
from the existing roadway to the edge of State right-of-
way, that all areas other than those covered by
buildings, pavement and gravel are grassed and the front
is covered with decorative trees or shrubs across the
front of the property and the applicant would provide
screening for the .car cycles waiting for repair.

Chairperson Randall said we do nOt have a second yet, but
she would like to note that she believes that there is
finding of fact from environmental health, Western Auto
on point number 1 and that we have fire/police
protection, rescue squad protection provided as assigned
by the applicant and that we have addressed the need to
improve the vehicular access to the site and its general
uses and location.

Mr. Smith seconded Mr. Amos' motion.

Mr. Hartgen said the applicant has suggested enough of
items on his site plan. He thinks the board took care of
items 1 & 2 of what he proposed to do. Item 3, he thinks
the board agreed to let him place pavement from road to
edge of right-of-way. Item 4 & 5, he does not think the
board has addressed "Old existing driveway to be moved
slightly and new driveway pipe at road. Old man-made
ditch on this property will be improved."

Mr. Amos said he is assuming that the board is approving
it based on the plan submitted. Which would include
those enhancements or improvements as noted on the plan.

Mr. Amos amended his motion to say conditions on
completing the site survey plan as shown.

Chairperson Randall said the amended motion is: the
screening of the cars, the decorative of shrubs and
grass, a driveway paved from the road right-of-way to the
road pavement itself, which is approximately 20 feet of
asphalt and conditions 1,2,4 and 5 as noted in the site
plan.

Mr. Smith seconded Mr. Amos amended motion. The vote was
unanimous.
