44 <br /> <br />Zoning Text Amendments - Public Hearing - 7:00 <br /> <br /> Mr. Gerald Newton, Director of Planning, Zoning and Building Inspection, <br />presented each of the Zoning Text Amendments as approved by the Planning and <br />Zoning Commission. <br /> <br />Petition 94-01(t). Section 2-2. Basic Terms and Definitions. <br />Section 3-7.b.4. Htgh Density Residential/Mixed Use. Section <br />3-7.c.1. Office/Limited Commercial. Section 3-7.c.2. General <br />Commercial. Section 3-8. Table of Permitted Uses. Section 7- <br />4.41. Self-Service Storage facilities. <br /> Purpose of Change: Change the line item for "Mini- <br />Storage" to "Self-Service Storage Facilities:, make them <br />permitted by standard in the HDR/MU, O/LC, and GC Districts <br />and add the use and standards to the Chapter on "Permitted by <br />Standards Uses". <br /> The Planning and Zoning Commission voted 9-0 to approve <br />this zoning text amendment. <br /> <br /> Chairman Barnhart opened the public hearing on Petition 94-01(t) and asked <br />if anyone were present who wished to speak either for or against the proposed <br />amendment. There was no one Present to address the Board, and Chairman Barnhart <br />closed the public hearing for Petition 94-01(t). <br /> <br /> UPON MOTION of Commissioner Payne, seconded by Commissioner Fennel and <br />unanimously carried, the Board adopted the following Zoning Ordinance amendment. <br /> <br />PETITION 94-01(t) <br /> AN ORDINANCE AMENDING THE CABARRUS COUNTY <br /> ZONING ORDINANCE <br /> <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby <br />amended as follows: <br />1. ~ Section 2-2 "Basic Terms and Definitions" <br />Change line item name from "mini-warehouse/self-storage" to "self- <br />service storage facilities" (SSSFs) and replace the current <br />definition with the following: <br />Self-service storage facility. <br /> Any real property designed and used for the purpose of renting <br />or leasing individual storage spaces to tenants who are to have <br />access to such space for the purpose of storing and removing <br />personal property. <br />2. Section 3-7.b.4 "High Density Residential/Mixed Use" <br />Add "Self-Service Storage Facilities" as Permitted Based on <br />Standards (PBS). <br />3. Section 3-7.c.1 "Office/Limited Commercial" <br />Add "Self-Service Storage Facilities" as Permitted Based on <br />Standards (PBS). <br />4. Section 3-7.c.2 "General Commercial" <br />Add "Self-Service Storage Facilities" as Permitted Based on <br />Standards (PBS). <br />5. Section 3-8 "Table of Permitted Uses" <br />Add "Self-Service Storage Facilities" as Permitted Based on <br />Standards (PBS) in the following districts: High Density <br />Residential/Mixed Use; Office/Limited Commercial; and General <br />Commercial <br />6 - Section 7-4 "Uses Permitted Based on Standards (PBS)" <br />Add "Self-Service Storage Facilities" as item 41 and renumber <br />subsequent items as 42, 43, 44, 45, and 46. <br />Item 41 shall read as follows: <br />41. Self-Service Storage Facilities <br />Zones permitting based on standards: <br />High density/mixed use residential, office/limited commercial, <br />general commercial. <br />STANDARDS <br /> 1) Parking; <br /> a) Customer parking. Interior travel lanes which <br /> serve storage units are required to have a <br /> parking lane with a minimum width of 10 feet for <br /> <br /> <br />
