One parking <br /> space is required for every 100 storage units <br /> with a minimum of three spaces required. <br /> 2) Interior travel lanes. One-way interior travel lan~s <br />must have a minimum width of 15~ in addition to the 10 foot wide <br />parking lane. Ail two-way interior travel lanes serving storage <br />units must have two (2) 12-foot wide travel lanes and be provided <br />with a 10 foot wide parking lane. <br /> 3) Building height. <br /> a) High density/mixed use residential and the <br /> Office/limited commercial: May not exceed one <br /> story, i.e., a maximum interior ceiling height of <br /> 10 feet - eight feet with an additional two feet <br /> to accommodate a garage-type sliding or roll up <br /> door. <br /> b) General commercial; Height maximums are <br /> governed by the zone. See Chapter Five, <br /> Dimensional Requirements. <br /> 4) Lighting. Ail outdoor lights must be shielded to direct <br />light and glare only pnto the facility's premises and may be of <br />sufficient intensity to discourage vandalism and theft. Lighting and <br />glare must b~ deflected, shaded and focused away from any adjoining <br />residential property. <br /> 5) Minimum/maximum lot sizes. <br /> a) High density/mixed use residential and the <br /> Office/limited commercial: <br /> - Minimum lot size - one acre <br /> Maximum lot size three acres <br /> b) General commercial: <br /> Minimum lot size - one acre <br /> - MaXimum lot size - none. <br /> 6) Landscaping, fencing. Ail SSSFs are subject to the <br />buffering and landscaping set forth in Chapter Nine of this <br />Ordinance. Additionally, a minimum six foot fence is required about <br />the perimeter of the development with the following exception. <br />Fencing may be eliminated when the natural layout of the .storagp <br />facility's rear wall line forms a buffer. Portions of the fence <br />which face arterial or. residential streets are to be solid or <br />semisolid and pleasingly decorative. <br /> 7) Storage. No outside storage is permitted in either the <br />High density residential/mixed use zone or the Office/limited <br />commercial zones. <br />7. Additionally, change the front <br />setback from 100~ to 50~. <br /> The purpose of this change is to more closely reflect <br />the once latent and now fully expressed opinion of farmers, <br />families and residents in the Agricultural-Open Zoning <br />District. By reducing the minimum lot size, parcel development <br />will be heavily dictated by soil conditions. This change does <br />not affect the cluster option. The reduced setback affords <br />more buildable land area. While not requested by any group or <br />individual, this revision increases usability of the remnant <br />rear lot. <br /> The Planning and Zoning Commission voted 9-0 to approve <br />this zoning text.amendment. <br /> <br /> <br />
