5.107- Appraisal Scope <br /> Report Form: The Appraisal Report conforms to the Uniform Standards of Professional <br /> Appraisal Practice (USPAP) Standards Rule 2. At a minimum, the Appraisal Report <br /> must summarize the appraiser's analysis and the rationale for the conclusions. <br /> Approaches to value: The appraisal function is to formulate an opinion of the 'market <br /> value' of the NCDOT residual parcel. <br /> The subject property is 15.9370 vacant acres owned by the NC DOT that front George <br /> Liles Parkway just east of the Highway 29 Interchange. The property is a residue of the <br /> George Liles Parkway acquisitions. Due to being vacant land, the value opinion is <br /> formulated based on sales comparison. <br /> The cost and income approaches are not applied due to the subject being vacant land. <br /> Data Sources and Research: Appraisal data is obtained from public and private sources <br /> including the Register of Deeds, office files, multiple listing services, published data, real <br /> estate professionals and the Cabarrus County Planning Department. <br /> The subject's land area is from residual parcel data provided by NCDOT. Other parcel <br /> information is from physical inspection, the recorded deed, and tax records. <br /> Client/Intended User: NC Department of Transportation <br /> Appraisal Use: The NC Department of Transportation is to use the appraisal to assist in a <br /> possible sale of the Residue Parcel. <br /> Residue: R-2246B 076 7 <br /> Attachment number 2\n <br /> G-6 Page 263 <br />
