Agricultural /Open, Office /Institutional, Office /Limited Commercial, General Commercial, <br />Limited Industrial, General Industrial districts <br />a. Must be designed such that adequate off loading and turn space exist to allow for <br />safe ingress and egress from site. <br />b. The drop -off area must meet the primary setbacks of the zone. <br />c. When located adjacent to residentially zoned or used property, a Level Two buffer <br />shall be maintained. <br />41. Religious Institution with Total Seating Capacity 350 or Less <br />Agricultural /Open, Countryside Residential, Low Density Residential, Medium Density <br />Residential, High Density Residential /Mixed Use and Office /Institutional districts <br />a. The required setbacks of each zone shall be doubled in residential districts. <br />b. The use must front on an arterial or collector road. <br />42. Repair Garage, Automobile <br />Agricultural /Open and Office /Limited Commercial districts <br />a. All outside storage areas including dumpsters must be: <br />o sited to the rear of the building, <br />o within the setbacks required of the building's underlying zone, and, <br />o made unnoticeable from both residential adjacent properties and public <br />rights -of -way through installation of either fencing or vegetative screening. <br />b. In the event the use abuts residentially used or zoned property, buildings and <br />storage areas shall be located a minimum of 100 feet from the property line. <br />NOTE: In the AO district, if the use occurs on a tract of land 5 acres or more and buildings <br />and storage areas are screened by existing vegetation or site topography from adjacent <br />properties and are not visible from any road right -of -ways, the buffer requirement may be <br />waived. <br />43. Repair Shop, Farm Machinery <br />Agricultural /Open district <br />a.
