date of this Sublease, Sublessor shall provide Subtenant with replacement keys, access cards or other <br />devices as required at no additional cost to Subtenant. However, if Subtenant requests such changes <br />in access or in the event Subtenant or its employees, agents or invitees cause the security of the <br />Premises, the Building or the Land to be violated in Sublessor's opinion, Subtenant must promptly pay <br />the entire cost of any replacement locks, keys and other security devices for all Building tenants. <br />5. Subtenant Use Of Premises. The Premises may be used for a crisis /detox unit to conduct such <br />business as is normally conducted by Subtenant. By its signature below, Subtenant acknowledges that <br />Subtenant has inspected the Premises and acknowledges the Premises to be in satisfactory condition <br />for Subtenant's intended purposes. Subtenant shall be solely responsible for the use of the Land by its <br />employees and invitees and shall at all times ensure that such employees and invitees conduct <br />themselves in an appropriate fashion while using the Land so as not to be a nuisance to other persons <br />lawfully on the Land. Subtenant shall comply with and cause the occupancy and use of the Premises <br />to comply with all local, state and federal laws and regulations now or hereafter applicable to the <br />Premises and the occupancy or use thereof. <br />6. Subtenant Care of Premises Subtenant shall; (a) keep the Premises in good order, normal wear <br />and tear excepted; (b) make repairs and replacements to the Premises needed because of misuse or <br />negligence by Subtenant, its employees, agents and invitees; and (c) not commit waste. Sublessor will <br />use its best efforts to enforce the obligations of Prime Lessor under the Prime Lease with regard to <br />Prime Lessor's obligations to maintain the Land, including the Common Areas (defined below). <br />7. Subtenant Use of Land Common Areas Subtenant and its agents, employees and invitees have <br />the non - exclusive right to use of the Common Areas of the Building and of the Land to the extent <br />reasonably necessary for Subtenant's operations and in accordance with the intended and normal use <br />and purpose for such Conunon Areas. "Common Areas" include bathrooms, common entrances, <br />lobbies, parking areas, driveways, grounds and other similar public areas and access ways necessary <br />for Subtenant and its invitees to have access to the Premises. Subtenant may not use any Common <br />Areas for sales, shows or other events. <br />Sublessor shall use reasonable efforts to keep the Common Areas available to Tenant, its employees <br />and business invitees in reasonably good condition and reasonably free of rubbish. The use of meeting <br />space shall at all times be subject to availability. Additionally, Prime Lessor and Sublessor reserve <br />the right to redesign or reconfigure parking facilities so long as such party does not materially obstruct <br />or impede the traffic and customer flow through the Land to and from the Building (except for such <br />temporary inconveniences as may be necessary for construction purposes). <br />S. Access /Alterations by Prime Lessor /Sublessor Prime Lessor and Sublessor shall have <br />reasonable access to the Premises at all times to examine and inspect the Premises, and during the last <br />one hundred and eighty (180) days of the Sublease term, to show the Premises to prospective tenants, <br />provided such examination, inspection or showing will not unreasonably interfere with Subtenant's <br />use of the Premises. Prime Lessor and Sublessor reserve the right to rearrange, relocate, enlarge, <br />reduce or change corridors, exits, stairs, lavatories, doors, entrances in the Building and to make <br />repairs, alterations, additions and improvements, structural or otherwise to the Land or any part <br />thereof, provided reasonable access to the Premises is maintained and the altering party uses good <br />Page 2of10 <br />Attachment number 1 \n <br />F -2 Page 55 <br />
