Cabarrus County has a <br />number of different types of housing programs and can usually offer some solutions to <br />housing problems. If the problems cannot be addressed by the county, many times other <br />agencies and /or non - profits can address housing issues. All clients are considered for <br />service without regard to race, ethnicity, disability, religion, age or other discriminatory <br />factors. <br />D. Reasons for any trends or patterns: <br />We do not currently see any trends or patterns in Fair Housing. We have not received <br />any true fair housing complaints. Most complaints that are received as fair housing <br />complaints are actually Landlord Tenant disputes. The disputes often deal with landlords <br />not repairing deficiencies in a rental unit and the client has often stopped paying the rent <br />due to lack of attention to repairs. These clients are either dealt with through minimum <br />housing codes or referred to The NC Department of Justice Landlord Tenant Relations <br />Division for resolution. <br />E. Discussion of other Fair Housing concerns or problems. <br />Growth creating demand: <br />Demand for the availability of all types of housing units. The CONNECT our Future <br />study conducted by the Centralina Council of Governments identifies continued growth <br />in the region as a strain on the availability of affordable units. The CONNECT our <br />Future study purports that the Charlotte Region will need an additional 665,000 housing <br />units by 2050. It also finds that the market is changing as the population is aging; many <br />people are looking to downsize. Additionally, it has been found that the Millennial <br />generation are looking for more multifamily and attached housing products. Increased <br />need and changing trends will create demand in certain housing products at all price <br />points and in many different locations.
