Cabarrus county Zoning Ordinance <br />Chapter 4- Overlay Districts and Zones <br />The provisions of this district shall apply within the areas designated as a "Public <br />Water Supply Watershed" by the North Carolina Environmental Management <br />Commission. The designated areas are established on the map entitled "Watershed <br />Protection Map of Cabarrus County, North Carolina" which is adopted simultaneously <br />with this section. Any and all amendments to this overlay district shall take effect <br />and be in force at the date of enactment by the Cabarrus County Board of <br />Commissioners. <br />Section 4 -4 Requirements for all lots in the Coddle Creek and Dutch Buffalo <br />Watersheds <br />All lots in the following watersheds shall meet the following requirements: <br />2. All lots (or dwelling units per acre in cluster developments) in the remaining <br />area of the drainage basin for the reservoirs shall have a minimum square <br />footage of one acre, or one dwelling unit per acre, or meet requirements of <br />the Cabarrus County Zoning Ordinance, whichever is more stringent. <br />Section 4 -5. Additional requirements to property within the drainage basin <br />and within 1/2 mile of the high water mark for reservoirs. <br />1. No commercial or industrial development shall be permitted. A 150 -foot <br />vegetative buffer shall be maintained from the normal pool level on all <br />property adjoining the reservoir. No permanent structures shall be allowed <br />within this buffer area. <br />2. All non - single family residential and nonresidential development of lots within <br />the critical area shall have an impermeable area of less than six percent <br />(6 %). <br />4.
