Cabarrus County Zoning Ordinance <br />Chapter 8- Conditional Uses <br />A complete description of the facility including but not limited to: <br />o Total square footage all buildings <br />o Total number of employees, both full -time and part -time <br />o Site plan showing layout of all buildings, playgrounds, parking areas, etc. <br />o Projected student enrollment <br />o Grades taught <br />a. Sites shall have frontage on a minimum of two roads providing at least two access <br />points to the site. Sites having frontage on only one road shall provide a minimum <br />of two access points on that road. <br />b. Drop off and pick up areas shall be designed such that internal circulation is not <br />disturbed nor is access on adjacent roads or streets. <br />c. Stacking distances for cars and buses shall be incorporated onto the school site <br />through a series of driveways or internal access roads and shall not impact adjacent <br />right-of-ways. <br />d. Alternate transportation routes and connectivity shall be incorporated into the site, <br />including sidewalks to adjacent neighborhoods and multi -use paths for bicyclists or <br />walkers. <br />e. Locations of temporary trailers or potential expansions shall be incorporated into the <br />master plan and shall be shown on the site plan. <br />f. In the event the facility abuts residential property, Level Two buffering must be <br />implemented. See Chapter 9, Landscaping and Buffer Requirements. <br />g. In the event the facility is to be located in a residential zone, all setbacks shall be <br />doubled. <br />26. Rest Home, Convalescent Home with More Than 10 Beds <br />Agricultural /Open, Countryside Residential, Low Density Residential, Medium Density <br />Residential, High Density /Mixed Use Residential and Office /Institutional districts <br />a. A complete description of the facility including but not limited to: <br />o Total square footage all buildings <br />o Site plan showing layout of all buildings including housing and parking areas <br />o Number of beds projected year one through five <br />o Total number of employees, both full -time and part -time <br />o Any accessory uses that may be envisioned in conjunction with the home <br />b. In the event the facility abuts residential property, Level Two buffering must be <br />implemented. <br />c. In the event the facility is to be located in a residential zone, all setbacks shall be <br />doubled. <br />27.
