Cabarrus County Zoning Ordinance <br />Chapter 12- Administration and Enforcement <br />Zoning Compliance Permit or after its issuance. No permits or certificates shall be <br />issued except in compliance with the provisions of this Ordinance. <br />Section 12 -4 Temporary Certificates of Zoning Compliance <br />The Zoning Administrator may issue a temporary Certificate of Zoning Compliance <br />during alteration or partial <br />occupancy of a building pending its completion. A temporary Certificate may include <br />such conditions and safeguards necessary for the public safety and that of the <br />occupants. <br />�4 e f f: ee F„_ e si needs. This temporary Certificate may be renewed <br />at the discretion of the Zoning Administrator. <br />Section 12 -5 Penalties <br />Failure to obtain a Certificate of Zoning Compliance prior to site development or <br />construction is a violation of this Ordinance and punishable as set forth under Section <br />12 -27 of this Ordinance. <br />Section 12 -6 Construction and use to be as provided in application plans <br />and Certificate of Zoning Compliance <br />Certificates of Zoning Compliance issued on the basis of plans and applications <br />approved by the Zoning Administrator authorize only the use, arrangement, and <br />construction set forth in approved plans and applications and no other use, <br />arrangement, or construction. Any use, arrangement or construction at variance <br />with that authorized shall be deemed in violation of this Ordinance and punishable as <br />provided by Section 12 -2.6 <br />Section 12 -7 Applying for the Zoning Compliance Permit <br />Applications shall be made in writing to the Zoning Administrator on forms provided <br />for that purpose. Records of all such applications are to be kept on file as prescribed <br />by state statute. <br />Section 12 -8 Site development plans <br />The developer of industrial, commercial, residential, a+�4 office or institutional <br />property including mobile home parks, with the exception of single - family detached <br />units, must file a site development plan with the Zoning <br />Administrator. This plan must be approved prior to the issuance of a Zoning <br />Compliance Permit. Submissions for all new development shall follow the procedure <br />of Section 12 -9. <br />All applications must be accompanied by , <br />teas "site plans ".
