8. Utilities: Describe the existing water, sewer, and road systems at the site. Describe any <br />water, sewer, or road systems included in the proposed project. Attach a separate page if <br />needed. <br />There is an existing sanitary sewer line located along the eastern and northern property line of the <br />site. The sanitary sewer line has a manhole and stub -out to serve the property and is located on <br />the property near the southern portion of the pond with two other access points available along <br />the property line for use. There is also an existing water line located on the southern portion of <br />the site that can be tapped for domestic water usage. All irrigation and other non - potable water <br />use will come from the existing pond which has a state of the art pump facility and pre - installed <br />piping. The pre - installed piping is routed throughout the site and will serve as an irrigation supply. <br />The only "established" road system through the site begins on the southernmost portion of the <br />property on Wallace Road and continues across the railroad tracks then runs parallel with the <br />tracks from West to East across the site to the southeastern corner of the property. This road <br />system is gravel only and has been used primarily for site access. The roadbed is well <br />established and will be a fair starting point for the planned access road improvements. Other <br />than the established gravel road, there is an established farm road that is grassed and is primarily <br />used to access the cows that were grazing on site. The planned roadway throughout the site will <br />follow the established farm road to minimize additional site impacts. There is also an overhead <br />utility corridor that bisects a portion of the site from South to North which includes an established <br />66 foot easement for Duke Energy. This easement will not impede the proposed development of <br />the park facilities and will be crossed under with the planned roadway. <br />9. Site Clearing: How many acres are to be cleared for the proposed development? <br />Traditional clearing methods will not be used on this site. Only the footprint of proposed <br />amenities along with a minimal disturbance of the surroundings will be cleared. For trail <br />construction, the least invasive path will be chosen as construction begins. Therefore, it is difficult <br />to state how many acres will be cleared for the proposed development, but in Phase 1, in which <br />grant money is being requested, less than two acres will be cleared and for complete build out <br />conditions, we anticipate that less than 5 acres will be cleared out of the 190 acres of the park. <br />The park is being designed as a passive park and strong emphasis is being placed on preserving <br />the natural feature of the site. <br />10. New Facilities: If a new indoor facility is proposed, how large is the facility's footprint or <br />square feet of ground covered? <br />Traditional clearing methods will not be used on this site.
