Cabarrus County Zoning Ordinance <br />Chapter 7- Performance Based Standards <br />a. Maxingung Density. The maximum allowed density for multifamily residential units <br />in the Office /Limited Commercial (OF /LC) zoning district shall be six (6) dwelling <br />units per acre. <br />b. 9ensity Ben A density bonus of two (2) dwelling units per acre will be allowed for <br />projects which can successfully demonstrate the concept of a mixed use <br />development as defined in Chapter 2, Rules of Construction and Definitions. This <br />can generally be accomplished through the submission of a site plan and <br />appropriate architectural drawings. <br />c. Must meet the Adequate Public Facility Standards within Chapter 4, Section 17 of <br />the Cabarrus County Subdivision Ordinance. <br />34. All outside storage areas including dumpsters must be: <br />• sited to the rear of the building, <br />• within the setbacks required of the building's underlying zone, and <br />• made unnoticeable from both residential adjacent properties and public <br />rights -of -way through installation of either fencing or vegetative screening. <br />c. Parking areas for rentals shall be located a minimum of 50 feet from any <br />residentially zoned or used property. <br />d. Lighting for outdoor storage areas shall be designed such that it does not spill over <br />onto adjacent properties. <br />35. Nursery, Daycare Center <br />Agricultural /Open, Countryside Residential, Low <br />Density Residential, Medium Density Residential, High Density Residential /Mixed Use, <br />Office /Institutional, Office /Limited Commercial, General Commercial districts <br />a.
