Cabarrus County Zoning Ordinance <br />Chapter 8- Conditional Uses <br />Section 8 -1 Introduction <br />The purpose of this Chapter is to set forth those land uses termed "conditional" which are <br />generally land uses with the potential for more far reaching effects than uses based on <br />administrative standards (PBS). They require special regulations to insure their <br />compatibility with other permitted development and often, require large land areas. <br />These uses are such that their effects on the surrounding environment cannot be fully <br />determined in advance of their being proposed for a specific area. <br />Section 8 -2 How to use this chapter <br />Conditional uses are set forth fiFst alphabetmeally below. At the beginning of each section <br />is a statement showing which zoning districts allow the conditional use. specific standards <br />that must be met to permit the use are then listed. While all conditional uses require <br />submittal of a site plan meeting the established general standards of the ordinance <br />(described in Chapter Twelve), some require additional information to be shown on the <br />site plan or to be submitted as part of the applicatior. <br />Section 8 -3 Petitioning for a Conditional Use <br />Because of their potential for e€#eeting affecting neighboring landowners, conditional uses <br />warrant review in a public forum. The Planning and Zoning Commission, acting as Board <br />of Adjustment, hears the request for issue a conditional use permit. Five of the <br />per Eighty percent of the Commission must vote in favor of the use and the <br />issuance of a conditional use permit. At that time, the proposed project will be discussed and required submittal materials <br />will be determined.
