While it would be ideal to transform the Old Bethel School Property immediately, <br />given the extent of the damage to the buildings and the physical plant area, and <br />in order to preserve the aesthetics of the school, we feel our phased approach <br />will work best for all and look forward to working with the local community to <br />leverage local workforce and contractors. <br />Following is a quick plan of activities if our bid is accepted: <br />• Secure the area (first year) <br />• Removal of trash and discarded (non- asbestos waste) carefully (first year) <br />• Sealing off buildings with suitable security measures (first year) <br />• Repair the toilet facilities (first year) <br />• Landscape and tidy the frontage of the campus (first year) <br />• Repair the pathways and roads as they come into use (2 -3 years) <br />• Remove or repair asbestos areas (2 -5 years) <br />• Rewire electrical conduits as they come into use (2 -5 years) <br />• Repair all damaged roofs and walls (2 -5 years) <br />We see great potential in the Old Bethel School Property and in concert with the <br />local community, the Cabarrus County Board of Commissioners, and County and <br />State (and possibly Federal) regulatory bodies, we'd like to be a part of the <br />renovation and innovative use of the facility. We ask for guidance and possible <br />relief in the following areas: <br />• Sewage Treatment: We would like to use the existing <br />sewage system although we don't anticipate ever approaching the 1999 <br />number of 584 users it once served. <br />• Property Tax: With the current assessment at $1.2M, we <br />would like to have the property tax abated for the first 24 -48 months, as <br />we work to get the property renovated and ready to contribute to the <br />community's tax base. <br />Attachment number 4 <br />E -1 Page 60 <br />
