• Additional Standards (PBS)- specific uses, including the proposed use, have additional
standards required per the Zoning Ordinance.
• Architectural Standards- development of the property is subject to the Commercial Design
Standards detailed in Appendix B of the Zoning Ordinance.
Mr. Fisher has taken these limitations into account and remains enthusiastic about the relocation of his
business to this location within Cabarrus County. We are respectfully requesting rezoning approval of
this parcel based on the following considerations:
■ The proposed rezoning will accommodate relocation and expansion of an existing,
successful business to Cabarrus County.
■ The standards within the Cabarrus County Zoning Ordinance are adequate to provide for
appropriate land uses while protecting the interests of adjacent property owners.
■ The property was previously zoned Limited Commercial and remained that way until May
of 2005 when it was rezoned as part of a county -wide rezoning effort intended to slow
residential growth and encourage economic development.
■ The rezoning as proposed is consistent with the Midland Area Land Use Plan. (Planning
Staff Report dated 11- 18 -10)
■ It is the official position that the Town of Midland has no objection to the zoning change for
this use on this small parcel. (Planning Staff Report dated 11- 18 -10)
■ Rezoning of this property was approved by the Planning and Zoning Commission by a vote
of 7 -2.
I am attaching a copy of our original rezoning request for your convenience. Please do not hesitate to
contact me if you have any questions or require any additional information. As always, it is a pleasure
to work with you.
Sincerely,
Nicole R.
