WOODSON
UNIVERSITY
May 6, 2011
H. Jay White, Sr.
Chairman, Cabarrus County Commissioners
P.O. Box 707
Concord, NC 28026
Chairman White:
Please consider this document as certification of our relationship with Wharton Gladden
and Company, LLC, a private equity boutique firm located in Greensboro, North Carolina; where
the managing director is Mr. Algenon Cash. The firm focuses on serving the small to middle
commercial real estate market. Their team of capital market experts has an extensive background
in business finance and specializes in structured financial solutions.
Wharton Gladden has successfully identified the capital the university requires for the
renovation for the Old Bethel School property. The firm has built its business by developing
close relationships with both lenders and borrowers, which enables them to understand the needs
of both, and to know how to build a relationship that will mutually benefit both.
Through the course of our discussions we have identified an individual, through Mr.
Wayne McDonald; with the financial capacity, vision, and construction expertise to complete the
renovation project. Mr. McDonald has completed much similar renovation and rehabilitation
projects of in both Forsyth and Guilford counties. Conservative projections estimate that
approximately fifty to one hundred temporary jobs will be created through the course of the
renovation.
Should you have any further questions please feel free to contact Mr. Cash or Mr.
McDonald or myself. Dr. A.L. Fleming can provide the necessary contact information.
Very Respectfully,
t '4 4
016 4J
The Reverend Malcolm J. Byrd, Jr.
Chairman, Board of Trustees
Cc: Algenon Cash
Wayne McDonald
Dr. A.L. Fleming
Attachment number 6
E -1 Page 89
