Premises in addition to this amount (water, sewer, electricity, telephone, data, etc). Landlord will be <br />responsible for maintaining roof, structure and common areas. <br />The Premises has a new roof (late 2008), new windows and doors, new floor, and will have new systems <br />(plumbing, mechanical and electrical) through -out upon completion of the improvements. In addition, <br />water, sewer and electricity are run to the building, and the fire sprinkler system has been stubbed to the <br />back corner of the Premises. <br />Landlord will grant $300,000 ($30 per SF) up -fit allowance to be used for improvements to the Premises. <br />To the extent that the improvements exceed this allowance, Tenant will be responsible for the overage. <br />Should Tenant choose to have Landlord pay more than the quoted allowance, the rental amount will be <br />adjusted upward accordingly. Should the Tenant decline the allowance and bear the entire cost of the up- <br />fit, rent will be reduced accordingly. <br />Based on preliminary design concepts, we estimate the total up -fit will cost $60.00 per SF. Prior to <br />beginning work, Landlord and Tenant will design and permit the Premises. Landlord will seek <br />competitive bids and manage the up -fit process in coordination with Tenant. Landlord will deliver <br />Premises — with all improvements — within 120 days of lease execution. <br />Accessibility <br />The Old Creamery is a highly visible and accessible landmark. This property is less than one mile <br />from the existing government campus in downtown Concord, and importantly, it is centrally <br />located to all voters in Cabarrus County. There will be over 200 parking spaces available on site. <br />Please see the site plan in Exhibit B illustrating parking on- street and in back. The site also offers the <br />conveniences of a sidewalk, bike route, and bus route for alternative modes of transportation. The single - <br />story layout is fully handicap accessible, with dedicated handicap parking spaces near the building. <br />Additionally, having all space — including storage for voting machines — on the ground floor makes access <br />easy for voters and workers alike. <br />Building Efficiency <br />Because there are no common areas, elevators or stairs at the Creamery building, all the space is usable. <br />It has flexibility and efficiency. Exhibit A illustrates how all of the Board of Election space -needs are <br />met in just 10,000 SF compared to the proposed 11,970 SF in a newly constructed multi - tenant building at <br />the fairgrounds. In addition, the 22 -foot ceiling height at the Creamery allows Tenant to store certain <br />material and equipment vertically, better utilizing cubic footage and further minimizing square footage. <br />This greater building efficiency translates to less square footage and lower monthly rent. <br />Sustainability <br />The Creamery building is environmentally sustainable because it conforms to adaptive re -use, urban <br />infill, smart growth, and green- building principles. Some of the improvements include a white insulated <br />roof that reflects heat and reduces thermal build -up; drought - resistant landscaping that requires no <br />irrigation; insulated glass that saves energy; and site - generated fill material that saves haul -off costs and <br />reduces landfill waste. These site characteristics reduce operating costs to Tenants and minimize the <br />building's carbon footprint on the environment. Moreover, the location has connectivity to all modes <br />of transportation in a dense urban core, which further minimizes environmental impacts related to <br />transportation emissions. <br />Economic Stimulus <br />The City of Concord and Cabarrus County have already invested in The Old Creamery by awarding tax <br />grants to this project. By choosing to locate the Board of Elections in the Creamery building, the County <br />will provide additional economic stimulus to the existing urban core.
