1. Grant of Easement Grantor hereby grants to Grantee the following
<br />permanent, non - exclusive easements over, upon, within and across that portion of
<br />Grantor's Property more particularly depicted and described in Exhibit C attached hereto
<br />and incorporated herein:
<br />a. Access Easement Grantor hereby grants to Grantee a permanent, non-
<br />exclusive easement over, upon, within and across that portion of Grantor's Property more
<br />particularly depicted and described in Exhibit C attached hereto and incorporated herein
<br />( "Access Easement ") for the purpose of vehicular and pedestrian egress and ingress and,
<br />in furtherance of the aforementioned, for the purpose of, as necessary, constructing,
<br />installing, replacing, repairing and/or maintaining a paved roadway, including any
<br />necessary or required turning lanes;
<br />b. Sanitary Sewer Easement Grantor hereby grants to Grantee a
<br />permanent, non - exclusive easement over, upon, within and across that portion of
<br />Grantor's Property more particularly depicted and described in Exhibit C attached hereto
<br />and incorporated herein ( "Sanitary Sewer Easement ") for the purpose of constructing,
<br />installing, operating, replacing, repairing and/or maintaining such pipes, lines, wires,
<br />conduits and /or other utilities improvements, including without limitation a sanitary
<br />sewer facility and all related improvements, reasonably necessary for Grantee to access,
<br />connect with and use the existing pipes, lines, wires, conduits and/or other utilities
<br />located within Grantor's Property;
<br />C. Drainage Easement Grantor hereby grants to Grantee a permanent, non-
<br />exclusive easement over, upon, within and across that portion of Grantor's Property more
<br />particularly depicted and described in Exhibit C attached hereto and incorporated herein
<br />( "Drainage Easement ") for the purpose of constructing, installing, operating, replacing,
<br />repairing and /or maintaining such pipes, lines, wires, conduits and/or other utilities
<br />improvements, including without limitation, a drainage /retention pond to collect
<br />stormwater and otherwise handle the drainage of water from the Hickory Ridge Middle
<br />School property, reasonably necessary for Grantee to access, connect with and use the
<br />existing pipes, lines, wires, conduits and /or other utilities located within Grantor's
<br />Property; and
<br />d. Utilityy Easement Grantor hereby grants to Grantee a permanent, non-
<br />exclusive easement over, upon, within and across that portion of Grantor's Property more
<br />particularly depicted and described in Exhibit C attached hereto and incorporated herein
<br />( "Utility Easement ") for the purpose of constructing, installing, operating, replacing,
<br />repairing and/or maintaining such pipes, lines, wires, conduits and /or other utilities
<br />improvements reasonably necessary for Grantee to access, connect with and use the
<br />existing pipes, lines, wires, conduits and/or other utilities located within Grantor's
<br />Property.
