From: Julie Kiser < jkisergcoxsche p.com
Date: November 11, 2010 10:08:16 AM EST
To: William Caldwell < wcaldwell&coxschepp.com >
Subject: Fairground letter - See if you can see this
November 11, 2010
Mr. William F. Pilkington, D.P.A.
CEO, Public Health Director
Cabarrus Health Alliance
1307 South Cannon Boulevard
Kannapolis, NC 28083
Re: Fairground Site Evaluation
Cabarrus Health Alliance
Dear Mr. Pilkington:
We have completed our preliminary review of the "fairground site" as you requested. The current
drawings reflect a site of 3.6 acres with a 3 story building, totaling 64,310 SF. The building is built
on a typical spread foundation using design category B "Seismic" 2,500PSF with a design base shear
of 275 KIPS. The structural frame is steel and the exterior skin is masonry, glass, and metal. The
building has a high volume of plumbing due to its medical use.
The fairground site we reviewed appears to accommodate the building as designed, however it's
placement on the site could present major cost implications. There appears to be major mass rock
present on the site and the elevations reflect that major rock excavation will be encountered in site
grading, foundation excavation, and all site utilities. Environmental rain gardens could be cost
prohibitive given that the site requirements would be the same if the project changed sites to the
fairgrounds.
G -3 Page 200
