HARRISBURG AREA LAND USE PLAN <br />• The built environment is pedestrian - friendly, encouraging non - motorized <br />transportation; due to proximity of various uses, vehicle trips are captured <br />internally. <br />• Supports transit, and mobility is enhanced by multiple modes. <br />The map designates two areas for mixed -use. Because of their locations and access to <br />infrastructure, among other factors, each mixed -use area will accommodate a different <br />mixture of uses. The following is a description of each mixed -use area in terms of the <br />potential mix of uses: <br />Downtown Harrisburg <br />• Medium - density single - family residential <br />• Multi- family residential <br />• Live /work (residential above commercial space in the same structure) <br />• Neighborhood retail and local services <br />• Shopping and restaurants serving the town and surrounding communities <br />• Entertainment and leisure uses, such as theaters <br />• Office, including multi- tenant space <br />• Civic and institutional uses, such as YMCA and Town Hall, that serve as <br />anchors and attractions to the downtown area <br />• Parks and recreational areas <br />Rocky River Road near I -485 <br />• Medium - density single - family residential (attached and detached) <br />• Specialty housing, such as that supported by an institution <br />• Neighborhood retail <br />• Multi- tenant office, including medical <br />• Hospital or similar institution <br />Mixed Use - Light <br />Industrial /Commercial <br />Mixed Use - Light Industrial /Commercial: <br />Intended to provide for employment - <br />generating uses. <br />Predominant Use(s): Light industrial, <br />office, retail, wholesale, and multi- tenant <br />flex space. <br />Characteristics: <br />o Uses are mixed in a manner that <br />creates a more cohesive <br />development pattern.
