I WARREN & ASSOCIATES <br />LandDesian, Inc.: Harrisburg Area Land Use Plan <br />As shown in Graph 19, completion of industrial space has increased in every decade since the <br />1970s. Most of the Planning Area industrial space is concentrated along NC -49 and the parallel <br />rail line. <br />10.3 Industrial Forecast <br />The industrial forecast was prepared using a capture of regional industrial absorption. The <br />Charlotte MSA is expected to have an increase of 12,575 industrial- occupying jobs between <br />2008 and 2020 (Table 29). At 750 square feet per employee, this equates to regional net <br />absorption of approximately 9.4 million square feet. Gross, or total, leasing activity is estimated <br />at 150% of net, or approximately 14.1 million square feet. <br />Planning Area Capture 5.0% <br />Source: Woods & Poole, Warren & Associates <br />Based on regional absorption trends over the last five years, the Planning Area is expected to <br />capture 5.0% of gross absorption in the region. The capture of industrial absorption is <br />considerably higher than office because of outward migration of industrial jobs and the <br />competitive attributes of Cabarrus County. After applying a 5.0% vacancy factor, the estimated <br />total absorption in the Planning Area is 742,711 square feet between 2008 and 2020.
