WARREN & ASSOCIATES <br />10.4 Industrial Development Capacity <br />Existing occupied acreage was obtained from the three improved industrial parks in the Planning <br />Area. The total available industrial supply is estimated at 115 acres (Table 30). Based on a 0.2 <br />Floor Area Ratio (FAR) and a 15% allowance for streets and other infrastructure, the 742,711 <br />square feet of gross industrial demand would require 72 acres through 2020. <br />Source: Warren & Associates <br />The Planning Area could have a remaining industrial/business park capacity of 43 acres after <br />2020. If annual average absorption increases to eight to ten acres per year, the Planning Area <br />would have capacity for four to six years post -2020. This analysis indicates possible <br />industrial/business park build -out by 2024.
