This proposed Phase 2 fee assumes that Civil Engineering and Environmental <br />Investigations will not be required in Phase 2, or will be performed by the County <br />through a separate contract. <br />Phase 3: Schematic Design <br />Based on the approved program/cost estimates of Phase 1 and the selected site of Phase 2, <br />SCNA will provide multiple rounds of design sketches presented to the Planning Committee <br />to develop the proposed site plans and building plans. The final round would include <br />updated estimated costs of construction. SCNA will provide colored renderings including <br />site plan showing phased construction and proposed building plans. SCNA will provide a <br />presentation of the Schematic Design renderings/documentation to the Planning Committee <br />and assistance with presentations to other area governmental bodies, as required. <br />Our proposed fee to perform the requested services of Phase 3 is 20% of an <br />anticipated 8% design fee plus reimbursables. The 8% figure is calculated from the <br />total, approved, estimated construction cost identified in Phase 1 and updated in <br />Phase 2. Appropriate portions of the Phase 1 and 2 fees will be credited to this Phase <br />3 fee. <br />This proposed Phase 3 fee does not include any allowance for LEED design. As soon <br />as the extent and goals for LEED are established in Phases 1 and 2, SCNA will be able <br />to propose the appropriate fee addition for pursuing LEED certification. <br />Phase 4: Design Development through Construction Administration <br />During Phase 4, SCNA will provide afl necessary design services to carry the selected <br />portions of the design/construction through completion. <br />Our proposed fee to perform Phase 4 design services will be based on the County <br />selected portions of the facilities fo be constructed and will be negotiated at that time. <br />If you have any questions please feel free to contact us at your convenience.
