o Completion and submittal of all required status reports. <br />o Assist with the processing of pay requests. <br />o Ensure that all Davis-Bacon wage determinations are completed as necessary before <br />and during construction. <br />o Ensure that any procurement (including land) for which funds will be used is done in <br />compliance with funding agency requirements. <br />o Maintenance of all projects records and ensure OWNER files contain all records as well <br />as ensure compliance with all funding agency requirements throughout construction. <br />o Provide project monitoring. <br />o Completion and submittal of all documents necessary for project close-out. <br />GrandContract Close-out <br />• Assist OWNER with the final inspection and close-out process far funding agencies. <br />• Process all final pay requests) invoices to ensure all funds are secured. <br />• Review all necessary information from contractor regarding project warranties and ensure that <br />it meets funding agency requirements. <br />• Final review of all project files to ensure that necessary documentation is included in OWNER <br />files. <br />• Complete any final requirements from funding agencies in order to formally and satisfactorily <br />close-out the project. <br />Preliminary Design Phase <br />CONSULTANT will prepare a preliminary design plan that must address all the concerns and issues and <br />the results of any newly completed survey data. <br />CONSULTANT will obtain a topographic survey of aft areas of the property being developed, including <br />any additional detailed data for the improvements along the frontage as well as around the intersection of <br />the Park Entrance Road and Bethel School Road as necessary. CONSULTANT will obtain all survey <br />information necessary for accurate and complete construction plans. <br />Products of the Design Phase: <br />• Base Sheet compiled from mapping and all survey data tied to State Plane Coordinates, field <br />investigation, utility investigations, aerial photos, architectural plan, roadway plans and all <br />other available data. Base sheet will be prepared in digital format compatible with AutoCAD <br />Civil 3D Land Desktop, and shall utilize existing digital information provided to the maximum <br />extent possible. <br />• Preliminary design layout for all elements of the project resolving all the open issues and <br />recommendations from the Master Planning Phase, including development of parking, entry <br />sign, and landscaping. <br />• Schematic building footprint(s) with raw utility needs, square footage, and program <br />requirements. <br />• Review of all available cost estimates and development of preliminary cost estimate that <br />identifies all major components and elements of the project by unit cost and total cost for <br />design items with allowances for all other costs. Cost contingency of 20% shall be added <br />during this phase. Budget shall be compared with the project budget to identify all deficiencies <br />or deviations. <br />• Preliminary list of all drawings and specification sections anticipated for the final package, and <br />standard specifications for all items anticipated in the design. <br />• Conceptual utility routing, including force main and sewer from existing offsite pump station. <br />Coordinate with electric power provider and BellSouth for location of drops from the Right-of- <br />Way to the park. <br />A-6 <br />Cabar~~5a~t~(~Smber 3 <br />~,-g Page 536 of 627 <br />
