As a mixed-use development, 1 believe that the office and retail experiences are mutually <br />enriched and enjoy a symbiotic relationship. Similar projects have been successful in other parts <br />of the greater Charlotte region, especially as office users demand better work environments and <br />sho-•ter commutes. The Old Creamery will offer some of the most unique and desirable office <br />space in the county, as it will have cutting-edge broadband and Wi-Fi technology along with <br />access to outdoor green spaces and an open courtyard. These competitive advantages will ath•act <br />and retain office users in the downtown area. <br />CONCLUSION <br />I want to thank you again for considering this request. I am so pleased that the County <br />Commissioners are actively debating the important issues of economic development, land-use <br />planning, and environmental impact. In-fill development makes sense on many levels and <br />addresses these very issues. These same projects, however, can require a tremendous capital <br />outlay to rehabilitate the property and make it marketable. Without au advantage, such as <br />available warehouse space or historic tax credits, projects such as The Old Creamery can <br />languish, eroding vah~e for the property and those surrounding it.
