As a mixed-use development, 1 believe that the office and retail experiences are mutually
enriched and enjoy a symbiotic relationship. Similar projects have been successful in other parts
of the greater Charlotte region, especially as office users demand better work environments and
sho-•ter commutes. The Old Creamery will offer some of the most unique and desirable office
space in the county, as it will have cutting-edge broadband and Wi-Fi technology along with
access to outdoor green spaces and an open courtyard. These competitive advantages will ath•act
and retain office users in the downtown area.
CONCLUSION
I want to thank you again for considering this request. I am so pleased that the County
Commissioners are actively debating the important issues of economic development, land-use
planning, and environmental impact. In-fill development makes sense on many levels and
addresses these very issues. These same projects, however, can require a tremendous capital
outlay to rehabilitate the property and make it marketable. Without au advantage, such as
available warehouse space or historic tax credits, projects such as The Old Creamery can
languish, eroding vah~e for the property and those surrounding it. By granting this project five-
years of tax reduction, Cabarrus County can assist The Old G•eamery in attracting tenants,
creating jobs, and restoring an important symbol of economic growth and vitality -the very
landmark seeking your support now.
Sincerely,
. /VLdt~-
LL o's.-
Cc: Cabarrus County Commissioners
John Cox, R an i~•el nd Auna Lu Wilson, Economic Development Conunission
~~....e..~..-_.. 4 .~.
267 Corban Avenue SW, Concord, NC 28025 P.O.
