CABARRUS COUNTY ZONING ORDINANCE <br />Section 1-Appendix B Design Standards (See Appendix B) <br />1. The Commercial Design Standards listed in Appendix B shall apply to all new or <br />expanding commercial and office developments in the O-I, LC, and GC zoning <br />districts (See Chapter 3, Table of Permitted Uses-Commercial Uses). The minimum <br />standards of Appendix B shall be incorporated and used in PUD districts. <br />2. The design standards of Appendix B shall apply to the following commercial uses <br />listed in Chapter 3, Table of Permitted Uses-Commercial Uses when per~rtitted in <br />the AO, CR, LDR, MDR or HDR zoning districts: <br />• Bank/financial institution/ATM <br />• Convenience stores with or without pertroleum sales <br />• Gas stations <br />Restaurants with or without drive tluus <br />• Retail sales/shoppers' goods <br />• Retail sales, shopping centers/10,000 SF and less <br />• Nursery/ Daycare <br />Section 2-General Design Standards <br />All other Commercial and office uses as listed u1 Chapter 3, Table of Permitted <br />Uses-Commercial Uses, permitted in the AO, CR, LDR, HDR and MDR zoning <br />districts shall be subject to the following standards. (See Chapter 3, Table of <br />Permitted Uses-Commercial Uses) <br />Review Criteria <br />The following criteria shall be considered by staff in reviewing development proposals u1 <br />addition to the standards established for major and minor site plan review: <br />Setbacks <br />Setbacks shall be determined by the zoning district and any additional standards <br />in Chapter 4, Chapter 7, or Chapter 8 related to the proposed use. In the event <br />there are discrepancies between the standards established for the zoning district <br />and setbacks established in Chapter 4, Chapters 7 or Chapter 8, the stricter of the <br />two shall apply. <br />Connectivity and Sidewalks <br />Sidewalks shall serve as the secondary mode of transportation and shall link <br />residential and commercial developments, common areas and parking areas. <br />Sidewalks shall be a minimum of five feet wide and shall have a minimum six- <br />footlandscaped buffer area between the road and the sidewalk itself. <br />Parking <br />Off street parking shall be required and determined per Chapter 10. <br />Parking iot design <br />5-26 <br />G-4 <br />Attachment number 3 <br />Page 233 <br />
