DENNY <br />Commencing at a found #4 rebaz located along the current eastern right of way margin of <br />Cox Mill Road (a 60 foot wide public right of way -Deed Book 365 Page 82) said rebaz <br />being along a common boundary with Cabarrus County Schools (Deed Book 7737 Page <br />336) having North Carolina Grid Coordinates (NAD 83) of N: 602,717.957 and E: <br />1,484,383.835 and being located S 75-46-47 W, 10,440.04 feet (ground distance - <br />combined grid factor of 0.99987598) from NCGS monument "7JS9" with North Cazolina <br />Grid Coordinates N: 605,282.251 and E: 1,494,502.713; thence with the boundary line of <br />Cabarrus County Schools S 84-09-18 E, 21.20 feet to a set #4 rebaz along the proposed <br />right of way margin of Cox Mill Road, the POINT OF BEGINNING the following (5) <br />new courses: 1) continuing with the boundary line of Cabazrus County Schools S 84-09- <br />18 E, 8.56 feet to a point; 2) with the azc of a circular curve to the right having a radius of <br />13060.00 feet, an arc length of 187.64 feet and a chord bearing and distance of S 00-41- <br />06 E, 187.64 feet to a point; 3) S 03-18-56 W, 350.93 feet to point; 4) S 00-OS-27 W, <br />75.00 feet to point; 5) SOS-48-11 W, 106.72 feet to point along the eastern right of way <br />margin of the above referenced Cox Mill Road: thence with the current eastern right of <br />way margin of Cox Mill Road with the arc of a circulaz curve to the left having a radius <br />of 61546.11 feet, an arc length of 306.19 feet and a chord bearing and distance of N 00- <br />12-27 E, 306.19 feet to a set #4 rebaz; leaving said current right of way and with the <br />proposed right of way of Cox Mill Road the following two (2) courses: 1) N OS-28-32 E, <br />226.32 feet to a set #4 rebar; 2) with the arc of a circulaz curve to the left having a radius <br />of 13051.50 feet, an arc length of 188.56 feet and a chord bearing and distance of N 00- <br />41-14 W, 188.55' to THE POINT OF BEGINNING, containing 0.171 acres, being a <br />portion of the same property conveyed to E.G. Denny in Deed Book 152 Page 193, as <br />shown on a plat by ESP Associates, PA entitled "Right of Way and Temporazy <br />Construction Easement Across the Property of E.G.
