<br />That certain pazcel of land located in the City of Concord, Township 11, Cabarrus County, North
<br />Carolina and being more particularly described as follows:
<br />Beginning at a found #4 Rebar, on the Westerly right of way of U.S. Highway 601 Bypass (a
<br />variable width public right of way Deed Book 370 Page 578), and being a common comer with
<br />Cabarrus County Boazd of Education Tract (Deed Book 814 Page 192) said #4 Rebar being S 55-
<br />33-51 W. 70.24 feet (ground distance -combined grid factor 0.999845066) from N.C.G.S.
<br />Monument "Gaylan" having North Carolina grid coordinates N.A.D. '83 of N=601,514.942 feet
<br />and E=1,521,636.379 feet; thence depazting said right of way and with the Boazd of Education
<br />line the following two (2) courses: 1) S 51-56-41 W. passing found #5 Rebars at 164.03 feet and
<br />324.75 feet for a total distance of 468.35 feet to a found nail in asphalt; 2) S 08-43-35 E, a
<br />distance of 323.83 feet to a set #4 Rebaz, a common corner with IPS Development, LLC (Deed
<br />Book 4362, Page 225); thence with IPS Development, LLC line N 89-52-11 W, a distance of
<br />202.44 feet to a found #4 Rebaz, on the Easterly right of way of Union Cemetery Road S W (a 60'
<br />public right of way); thence with the said Easterly right of way the following five (5) courses; 1)
<br />N 08-45-00 W, a distance of 178.09 feet to a found #5 Rebar; 2) along an azc of a circular curve
<br />to the left, having a radius of 920.80 feet, and passing a found #5 Rebaz at an arc length of 93.69
<br />feet, a found #4 Rebaz at 219.12 feet, and a found #5 Rebar at 230.52 feet for a total azc length of
<br />347.40 feet and a chord beazing and distance of N 19-33-29 W, 345.34 feet to a found #5 Rebar;
<br />3) N 30-21-59 W, passing a found #5 Rebaz at 124.60 feet and a found #4 Rebaz at 330.28 feet
<br />for a total a distance of 482.41 feet to a found #5 Rebaz; 4) along an azc of a circulaz curve to the
<br />left having a radius of 6815.54 feet, passing a found #4 Rebaz at an arc length of 70.83 feet for a
<br />total arc length of 259.92 feet and a chord bearing and distance of N 31-28-14 W, 259.91 feet to
<br />a found #5 Rebaz; 5) N 31-28-23 W, a distance of 70.04 feet found #4 Rebaz, a common corner
<br />with Cabarrus County (Deed Book 3047 Page 211 -Lot 4 of Map Book 43, Page 33); thence
<br />depazting right of way and with Cabaznxs County line the following six (6) courses; 1) N 58-33-
<br />03 E, a distance of 251.88 feet to a found #5 Rebar; 2) N 55-04-23 E, a distance of 65.96 feet to a
<br />found #4 Rebar; 3) along an arc of a circulaz curve to the right, having a radius of 500.00 feet,
<br />passing a found #5 Rebaz at an arc length of 87.29 feet for a total arc length of 153.72 feet, and a
<br />chord beazing and distance of N 63-52-50 E, 153.12 feet to a found #5 Rebaz; 4) S 17-19-43 E,
<br />passing a found #5 Rebaz at 38.00 feet for a total distance of 164.69 feet to a found #5 Rebar; 5)
<br />S 52-33-35 E, a distance of 182.14 feet to a found #4 Rebar; 6) N 60-25-49 E, a distance of
<br />187.47 feet to a found #5 Rebaz, on the Westerly right of way of U.S. Highway 601 Bypass;
<br />thence with the Westerly right of way of said highway, along an azc of a circular curve to the left,
<br />having a radius of 2013.00 feet, passing a found #5 Rebaz at an arc length of 272.33 feet, a found
<br />#4 Rebar at 517.34 feet, a found #4 Rebar at 528.44 feet for a total of an arc length of 729.21 feet
<br />and a chord bearing and distance of S 25-59-08 E, 725.23 feet to the point of beginning,
<br />containing 15.985 acres as shown on survey by ESP Associates, PA dated February 16, 2007 and
<br />revised June 11, 2007, and being comprised of Lots 5 through 13 of Map Book 43 Page 33 and
<br />all of the property conveyed to the Cabarrus County Boazd of Education in Deed Book 206 Page
