<br />V. LESSEE COVENANTS <br />I. The Demised Premises will be operated by Lessee during times as <br />designated by Lessee for the purposes of the provision of previously specified <br />programs and services from May 7, 2007 until May 6, 2027. <br />2. The County will assume all administrative duties related to the <br />County programs scheduled at the Demised Premises. <br />3. Lessee will provide staff to oversee the operation of the Demised <br />Premises during regular operating hours as previously specified, as well as during <br />other events sponsored by County. <br />4. Lessee will be responsible for cleaning the facility daily. This <br />includes the removal of trash each day, sweeping and mopping as needed, cleaning <br />and sanitizing the kitchen and serving areas, providing and restocking items such <br />as toilet tissue, paper towels, and soap for dispensers. <br />5. Lessee will pay one dollar per year as rental fee for use of the <br />facility, due and payable by February 15 of each calendar year. <br />6. Lessee will pay all utility bills for the Demised Premises on a <br />monthly basis, including but not limited to the telephone/fax line charges, <br />electricity, trash collection and gas/oil charges. Lessee is responsible for changing <br />the responsible party to the County for payment of all utility bills with each utility <br />company. Lessor will provide water and sewer service to Lessee in the Demised <br />Premises, for which Lessee shall reimburse Lessor on a monthly basis. <br />4 <br />,~ r <br />~.~ 4 A <br />
