7. Lessor shall be responsible for payment of any ad valorem property <br />taxes or property insurance premiums that are related to or cover the Demised <br />Premises. Lessee shall be responsible for insuring the contents of the Demised <br />Premises, at its election. <br />8. All tangible personal property currently located within the MPCED <br />is the property of Lessee County. These items shall not be removed from the <br />Demised Premises without permission of the Lessee, unless a rental of the items is <br />provided for in a separate written contract. A list of tangible persona] property <br />donated to the Lessee is attached as Exhibit A to this Agreement. <br />9. Lessee agrees to maintain a minimum sanitation rating of 90 points <br />or better ("A" rating) sanitation score as .rated by the North Carolina Department <br />of Health and Human Services, in order to comply with the requirements <br />established by the North Carolina Division of Aging and Adult Services, and the <br />United States Department of Health and Human Services. Lessor agrees to <br />cooperate with Lessee to ensure that the minimum sanitation rating of 90 points is <br />maintained throughout the course of this Agreement. <br />10. Lessor shall be allowed to use the Demised Premises free of charge <br />for any official Town function, with appropriate notice to Lessee and based upon <br />availability of the Demised Premises. <br />11. If any other civic group or organization requests the use of the <br />Demised Premises, the Lessee may allow the group or organization to-use the <br />Demised Premises, through a separate agreement with Lessee, detailing the terms <br />5 <br />-I <br />
