and conditions of usage of the Demised Premises, including hours of usage, <br />scheduling requirements, responsibility for cleaning/repair, and any rental fees <br />charged by Lessee. Lessee shall bear all expenses and retain any revenues <br />resulting from its rental of the building to any civic group or organization. <br />12. Tho Mount Pleasant Food Ministry ("Food Ministry") shall maintain <br />its current space and usage of the Demised Premises free of charge throughout the <br />term of this Agreement, provided that the Food Ministry must execute a separate <br />agreement with Lessee to do so and remain in compliance with that separate <br />agreement. <br />13. The Lessee shall maintain the Demised Premises in a clean, safe and <br />attractive condition at all times. <br />14. Lessee shall bear all expenses of routine maintenance and upkeep of <br />the Demised Premises and facility during the Agreement Term, unless otherwise <br />authorized by the Lessor. Lessor shall bear all expenses of repair, including any <br />structural repairs, including but not limited to replacement of the roof, repair to <br />walls, or heating, ventilation and air conditioning units. <br />15. Lessee shall cooperate fully with Lessor in filing any proof of loss or <br />taking any other action under this Interlocal Agreement, In no event shall the <br />Lessee voluntarily settle or consent to settlement of, any proceeding arising out of <br />any insurance claim with respect to the Demised Premises without the Lessor's <br />written consent. Upon destruction of the Demised Premises due to an insured <br />event, the Lessor shall be the sole recipient of any property insurance proceeds <br />6 <br />~d° <br />
