PROPOSED TEXT <br />this requirement, provided that adequate documentation to ensure <br />conformity is submitted with the plat. <br />c. The County shall review the submitted documentation and make a <br />determination. Where the County finds that a home for which a <br />building permit is being requested is simllar in appearance based on <br />the standards above, the permit shall be denied. <br />F. Garage location. <br />1. Applicability. <br />On lots of less than one acre, garage placement shall match one of the <br />following garage standards. <br />2. Garage Standards <br />a. Side-loaded garage <br /> <br />c. Rear yard garage (alley or front loaded). <br />Locate the garage behind the rear of the <br />principal building. <br />d: Front-loaded garage. <br />Orient the garage toward the street, provided <br />the following conditions are met. <br />~. Position garage door at least four feet behind the primary front <br />wall plane of the building front; or <br />.t. Position the garage doors flush with or forward of the front of the <br />building and provide an integrated architectural treatment such <br />as columns and a trellis, eyebrow roof, _ <br />decorative masonry or other materials to <br />provide articulation and to visually <br />diminish the impact of the garage doors. <br />No individual garage door may exceed <br />12 feet in width when applying this alternative and a maximum <br />of two garage doors shall be allowed. <br />Page 4 of 4 ~" <br />
