<br />4. Annual Minimum Rental: Tenant shall pay to Landlord at such place as <br />Landlord shall designate in writing from time to time the rental amounts during the five (5) year <br />term of this lease. The annual rental shall be Sixteen Thousand, Eight Hundred and 00/1 00 <br />Dollars ($16,800.00). All rental payments are due the first day of each month, in advance. <br />S. Additional Rental: The tenant shall pay to Landlord as additional rental the <br />monthly estimated expenses for common areas, property tax and insurance as shown below: <br />Common Areas: $ 46.66 <br />Tax: $ 74.66 <br />Insurance: $ 11.66 <br />Total: $132.98 <br /> <br />These will be reconciled annually to actual expenses. <br />6. Common Areas: All parking areas, sidewalks, malls, roadways, service <br />areas, landscaped and other common and public areas shall be subjectto the exclusive control <br />and management of Landlord. In order that such areas may be most efficiently used by Tenants <br />and customers, Landlord shall have the power to make, modify and enforce such reasonable rules <br />and regulations as may from time to time be necessary for this purpose and Tenant agrees that it <br />and its employees will abide by and conform with such rules and regulations. The Landlord <br />shall keep a record of all expenses incident to the operation and maintenance of such areas and <br />facilities, including but not being limited to cleaning, policing, lighting and repairs. Tenant will <br />pay the pro rata share thereof based upon the ratio the space occupied by Tenant bears to the <br />entire rentable space contained in the Shopping Center. Such payments to be made monthly and <br />reconciled annually. Copies of all invoices are available upon request by Tenant. <br />7. Tenant's Covenants: The Tenant covenants and agrees: <br />(a) That it will continuously and uninterruptedly, during the life of this Lease, occupy <br />and use the entire leased premises for the purpose specified during the usual business hours of <br />the Shopping Center and on such days as comparable businesses are open for business. That it <br />shall at all times maintain adequate personnel for the efficient service of its customers and <br />generally to conduct its business in a high grade and reputable manner to establish and maintain <br />a high reputation for the Shopping Center. <br />(b) That it will not conduct or permit any fire, bankruptcy auction or going-out-of- <br />business sales, nor engage in any act or practice which might injure the building or be a nuisance <br />to other tenants; that it will keep the premises under its control, including loading areas allocated <br /> <br />2 <br />I::' I 10 <br />
