<br />(j) That any changes, improvements or additions to the premises will be submitted in <br />advance to the Landlord for written approval. Upon Lease termination, the Landlord shall have <br />the option of having the premises returned to its original condition or requesting that the Tenant <br />remove any changes to the premises, including wiring and cabling installed by the Tenant. <br />(k) That it will indemnify and save harmless the Landlord from any claim or loss by <br />reason of the Tenant's alleged use or misuse of the leased premises or failure to adequately <br />maintain same or from any claim or loss by reason of any accident or damage to any person or <br />property happening on the leased premises. Tenant will furnish Landlord with evidence of <br />public liability insurance in companies acceptable to Landlord, insuring Tenant and Landlord <br />against such claims in an amount of not less than $1 Million each occurrence, combined bodily <br />injury and property damage with a $2 Million aggregate limit ofliability. Landlord shall be <br />named as additional insured. <br />(1) That it will not carry any stock of goods or do anything on or about the leased <br />premises which might render void or voidable any policies of insurance covering the leased <br />premises or any part thereof. Tenant further agrees to pay any increase in insurance premium on <br />the leased premises, or the Shopping Center of which they are a part, resulting from the business <br />carried on in the premises leased by Tenant, so long as permitted use does not require Tenant to <br />carry stock of goods or do anything on or about the lease premises which might adversely affect <br />insurance coverage as stated above. <br />(m) Landlord shall not be responsible or liable to Tenant for any loss or damage that <br />may be occasioned by or through the acts .or omissions of persons occupying adjoining premises <br />on any part of the Shopping Center or any person transacting any business in said Shopping <br />Center or present therein for any other purpose, or for any loss or damage resulting to Tenant or <br />its property from burst, stopped or leaking water, gas, sewer or steam pipes or plumbing fixtures <br />or from any failure of or defect in any electrical line, circuit or facility. Landlord shall likewise <br />not be responsible or liable to Tenant for any loss or damage occasioned by any forces of nature <br />such as flood, storm, lightning or other disasters. <br />(n) That it will surrender the leased premises at the termination of this lease in as <br />good condition as they shall be in at the beginning, reasonable wear and tear and damage by <br />casualty alone excepted. <br /> <br />4 <br />F-l fa <br />
