<br />(0) That should a tax, other than current State or Federal income tax, be placed on or <br />in respect of the rents due and payable under this lease, Tenant shall pay same. <br />(p) That it will pay as additional rental its prorata share of all real estate taxes and <br />assessments which may be imposed on the Shopping Center based on the ratio that Tenant's <br />floor space of leased premises bears to the total floor space in the Shopping Center. This amount <br />shall be prorated for fractional years. Landlord shall furnish Tenant a computation of Tenant's <br />share. <br /> <br />(q) That it will pay as additional rental its pro rata share of the total fire, extended <br />coverage and public liability insurance premium together with the amounts expended, if any, to <br />fund the deductible under any property and casualty insurance policy following a loss, provided <br />Tenant has been given the benefit of such deductible in the calculation of insurance premiums. <br />Tenant's pro rata share shall be based on the ratio that tenant's floor space ofleased premises <br />bears to the total floor space in the Shopping Center and will be prorated for fractional years. <br />Landlord shall furnish Tenant an individual bill for Tenant's share. <br />8. Landlord's Covenants: The Landlord covenants and agrees: <br />(a) That is has the right to enter into this lease and that it will put the Tenant in actual <br />possession of the leased premises at the beginning of the aforesaid term and that said Tenant, so <br />long as it pays the rent and performs the covenants on its part herein set out, shall peaceably and <br />quietly have, hold and enjoy the leased premises for the full term hereof. <br />(b) That it will, at its expense, keep the roof and exterior walls (exclusive of glass) in <br />good repair. Provided, however, the Landlord shall not be liable for damage resulting from any <br />defect in the roof and outer walls until it has been given written notice thereof and had <br />reasonable time within which to make such repairs. Landlord shall not be liable for interior <br />damage. <br />(c) That subject to the provisions of Section 6 hereof, it will maintain the parking lot, <br />mall, streets, and walkways within the Shopping Center in good repair. <br />(d) That it will, at all times, provide not less than 4.0 spaces per 1,000 square feet of <br />retail space for parking in said Shopping Center. <br />( e) That it will promptly restore any damage done to the leased premises by fire or <br />other casualty, except as may be provided in 9(a). <br /> <br />5 <br />1:-- / b <br />
